Peak Campus is seeking a New Development Property Manager for a new development/ lease up student housing project in Tampa, FL. We anticipate hiring for this position in August 2020 for a delivery date of Fall 2021.
The New Development Property Manager will work with the Director of New Development Operations to manage the day-to-day operations and lease up activities for a new development/ lease up project. This position will be responsible for generating income by leading the sales team, monitoring market conditions and for resident attraction and retention.
Upon opening, this position may have the opportunity to move to a future new development project or remain at the property as it transitions to the Operations Team.
Personnel Management:
- Recruit, hire, and build a team to successfully lease up a new development student housing asset.
- Manage high quality on-site staff through implementation of effective recruitment, training, coaching and development programs.
- Direct entire move in process per Company policies and procedures
Strategic Leasing Management:
- Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends.
- Supervise the planning and implementation of various community events and social activities.
- Ensure leasing staff develops similar market knowledge
- Effectively show and lease to prospective residents
- Direct efforts to implement sales and marketing plans, with a willingness to implement creative solutions to achieve sales goals
- Manage the property brand and social media strategy to effectively engage with prospects and guarantors
Financial Management:
- Achieve the highest possible positive variance in the startup budget through the implementation of effective cost control.
- Assist with the creation of property stub budget for once the site goes operational.
- Accurately prepare and convey all operational and financial data to the Director of New Development Operations in a timely manner.
- Be responsive and receptive to owners’ needs, goals, and objectives.

- High school diploma or equivalent is required; college degree preferred
- 2+ years’ exeprience in student housing management experience required
- New development/ lease up experience preferred
- Strong sales and marketing experience
- Proven ability to build, lead and motivate a team of sales professionals
- Excellent written and verbal communication skills
- Strong attention to detail and organizational skills
- Team oriented and collaborative approach to problem solving
- Proven ability to implement and execute creative marketing plans
- Working knowledge of Property Management software; Entrata highly preferred
