The New Home Advisor will support the organization’s mission to provide superior quality, lasting value, and outstanding customer service through the day-to-day work flow processes that affect Holiday Builders. The New Home Advisor helps coordinate events, appointments and functions that generate new customer traffic and leads for their community. They help manage customer contract edits and customer service follow-up. They will provide support to the New Home Consultant in their assigned community.

ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Shows and markets homes to prospective buyers; accompanies customers to home sites; quotes purchase prices; describes features/options and quotes terms and conditions of sales.

2. Monitors model centers/showcase homes for quality assurance. Completes monthly model home maintenance checklist. Ensures cleanliness and appearance and arranges for repairs as necessary.

3. Prepares sales contracts, and assists in coordinating closing activities.

4. Manages Real Estate MLS Listings including updates to listing status, photographs and videos as needed.

5. Prepares and maintains databases and reports of prospective buyers’ information, traffic counts through model centers and other statistical data pertinent to marketing activities using CRM software.

6. Maintains competitive market analysis in selling area.

7. Reviews contract reports for accuracy and make edits and follows up on missing or incorrect information.

8. Uses Virtual Marking Department (VMD) or Lasso Marketing Templates for collateral orders and model home supplies. Prepare flyers for inventory homes, inventory lots, Lasso blasts, Holiday Greetings, Mass mailings, etc.

9. Researches marketing events and sponsorships. Presents to the sales team. Organize and execute plans for such events.

10. Develops and maintains realtor/broker contacts.

11. Audits community on HB website and social media sites as needed. Works with Webmaster on content for community.

12. Attends region/division meetings, sales meetings, trade shows, association meetings, etc. to keep informed of market conditions, property values, and legislation which affects the residential home sale industry.

13. Preforms other duties as assigned.

Qualifications

Education/experience

High School diploma required; Associate’s degree preferred

2-3 years previous customer service experience

Skills/Abilities

Strong customer focus skills required

Solid networking and problem solving skills

Manage deadlines

Strong people skills i.e. communication, negotiation, persuasion

Able to work in a fast-paced environment

Ability to work weekends

Computer skills required (Microsoft office suite, MLS, CRM software, IHMS database etc.)

Physical Demands

Able to lift, push, or move 10 to 25 pounds without assistance

Frequent travel required to attend realtor events, region/division sales meetings, trade shows, etc.

Requires the ability to climb, stoop, kneel or crouch to gain access to equipment, files, and office supplies.
