The primary role of the New Home Advisor is to match prospective home buyers with Ashton Woods communities and schedule meetings with our Community Sales Managers. By serving the role of trusted guide throughout the purchase process and identifying the communities which most closely align to the prospect’s needs, the New Home Advisor plays a pivotal role in driving traffic to the sales office and ultimately in driving sales for the division. Major Functional Responsibilities: Possess an innate passion for delighting consumers at every possible touchpoint Outstanding written and verbal communication skills – everything about this role is consumer-facing Exceptional active listening skills – understands not just the words, but the meaning behind them Goal driven with a “drive-to-win” mentality, and the persistence, tenacity and passion to close the sale Strong sense of urgency in follow-up with external (prospects) and internal (sales agents) customers Highly organized with attention to detail & eye for quality execution, yet understands role in big picture Unafraid to test boundaries, challenge traditional thinking, speak-up and lead-up to drive the business Sales contact management / customer relationship management and marketing automation systems experience a plus Key Functional Responsibilities and Accountabilities Convert iLeads (phone and web) into sales office traffic, ask probing questions to understand customer needs and providing responses that increase level of interest, and ultimately setting up appointments at the communities most likely to address hot buttons and drive the sale. Respond to iLeads with a sense of urgency, in adherence with established SLA (service level agreement), and in a manner that surprises and delights the customer. Assign and use lead nurturing processes Engage customers in on line “chats” and convert into potential leads by being a trusted advisor with a servitude heart. Serve as the trusted guide during the home buying process, maintaining correspondence with iLeads through Lead Management follow-up, and guiding the prospect to closure regardless of community. Attend weekly sales meetings and conduct community visits to build rapport with sales agents and maintain an ongoing understanding of community sales status, traffic updates, and opportunities. Maintain VIP lists for new communities in advance of launch, providing relevant updates to interested leads in the weeks leading up to the Grand Opening. Serve as primary point of contact and the face of AWH for real estate agents. Partner with Marketing Manager on Realtor Relations and Realtor Event logistics. Maintain website accuracy with respect to pricing and inventory homes. Perform regular reviews and analysis of competitive online activity, and monitor third party websites and online advertising Key Duties: Maintain the lead and contact records as per company standards Develop, practice and deliver a good sales presentation consistent with company training and recommended sales methodology Complete registration for all leads in the format prescribed mode- Salesforce.com, IPad with detailed information about the lead, etc. Foster relationships with customers and maintain good follow-up with each lead as set out by company training Complete all company paperwork in a timely and accurate manner Maintain a good line of communication with the Director of Internet Concierges, VP-Sales & Marketing, and local sales organization Provide prompt attention to any customer concern by involving the appropriate parties Desired Candidate Qualifications: 1-3+ years of experience as an online/internet consultant or equivalent work Computer skills (Office Products, Salesforce.com, Pardot etc.) Must have a flexible work schedule and ability to work on weekends and evenings Knowledge of sales process Strong analysis and follow-up Excellent organizational skills Good written and oral communication skills Good interpersonal skills |
