On-site Maintenance Manager Job Description

Ecovillage was founded with the vision of providing more a sustainable and eco-friendly community. Ecovillage acquired Hillcrest Community in Florida to transform it from a traditional trailer park into more self-sustaining park with eco-friendly materials, recycling and energy saving homes. We are looking for an On-site Maintenance Manager to live in Lakeland, FL who wants to help revamp the park and make necessary upgrades.

The maintenance manager job involves various functions; below is a job description example that highlights the major duties, tasks, and responsibilities of the position:

Mobile Home Park Maintenance:

  • Ensure the park is kept clean and all trash has been picked up
  • Mow the 2 acres of the park with riding lawn mower on-site
  • Monitor the park tenants to abide by the rules of the park
  • Ensure the front gate is operable and not vandalized
  • Monitor the security cameras daily

Mobile Home Park Repairs:

  • Install a new privacy vinyl fence
  • Install appliances and fixtures at the trailer including cabinets, toilets, bathtub, AC, refrigerator, stove, water heater and laminate tiles.
  • Repair water leaks
  • Repair minor inside electrical

Property Management:

  • Meet each tenant and build relationship
  • Establish a community culture within the park (newsletters, community events etc.)
  • Work with the owners to monitor timely rent payments
  • Post notices and enforce park rules
  • Assist with any evictions by posting notices and sending certified mails
  • Monitor Tenant Cloud software daily for maintenance requests and update records
  • Manage vendors, agents, contractors and daily helpers on-site with the owners

Requirements – Skills, Abilities, and Knowledge
EDUCATION and/or EXPERIENCE:
High School diploma is required but Bachelor Degree preferred. Must be adapt at working with Microsoft Outlook, Word and Excel. Must be comfortable working with online Property Management software.

2+ years experience in any of the following trades necessary, multiple trades preferred: Carpentry, landscaping, painting, plumbing, fencing, lighting/electrical.

COMMUNICATION SKILLS: Ability to read and comprehend complex instructions, correspondence, memos. Ability to write simple correspondence. Ability to read and comprehend instructions as well as procedural manuals. Ability to effectively present information in one-on-one and small group situations to guests and other team members. Ability to communicate with personnel using telephone, voice-mail and e-mail systems.

MATHEMATICAL SKILLS: Ability to add, subtract, multiply and divide in order to carry out routine tasks in relation to the essential duties of the position. Able to perform these functions using decimals and percentages.

REASONING ABILITY: Ability to apply common-sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to apply critical thinking during interviewing and personnel development of team members.
