On-Site Property Caretaker

A forty-six unit mobile home property is looking for an experienced, full-time, Property Caretaker. Must live on property. Must be dependable, professional, proactive and detail oriented.
Duties include:
- Ensure that all residents are provided with a clean, safe and well maintained community
- Maintain courteous communications with residents and corporate office
- Perform customer service and quality control
- Assist in showing vacant properties
- Inspect property daily for cleanliness and maintenance, including laundry rooms, common areas and outdoor areas
- Perform exterior maintenance and lawn care
- Record property deficiencies and take proper action
- Facilitate move-in and move-out procedures, including inspections and changing locks
- Adhere to all Equialt compliance procedures
- Submit maintenance work orders for common areas/facilities, as needed
- On-site contact for contractors; facilitating access when needed
- Perform maintenance and repairs
- Immediate contact in an emergency
- Verbal and written reports to corporate office

Compensation:
- Salary of $20,000 a year
- Additional compensation: rent in unfurnished mobile home on the property (value of approximately $14,000/yr)
- Trash service included
Requirements:
- Experience: Minimum 3 years experience in building/grounds, property caretaker or property management
- Must pass background check and pre-employment drug screening
- Education: High school diploma
- Must be willing to live on property
