We are currently seeking a hands-on, detail- and team-oriented Property Manager with a just do it attitude!
The Property Manager will work out of our 66-unit residential community located in Temple Terrace (Tampa MSA), Florida!
The Property Manager is entirely accountable for all property operations. The purpose of the position is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the property supervisor and property owner. These objectives will include maximizing occupancy levels, minimizing losses and increasing property values.
The success of the company is dependent upon the satisfaction of our residents. Our devoted staff maintains direct involvement in managing each of our properties and tending to their needs.
Job Duties & Responsibilities:
- Conduct all business in accordance with Company policies and procedures in addition to Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, Florida Housing — Compliance, and all other Federal and State laws.
- Ensure that all rents are collected when due, and posted in a timely manner; all bank deposits are made immediately and deposits are reported to the corporate office on a daily basis.
- Perform evictions, utility cut-offs and landlord liens as required on delinquent accounts.
- Communicate with vendor/contractor concerning work scheduling, billings, vendor relations and certificates of insurance; approve and submit all invoices to corporate office for payment.
- Hire, terminate, train, motivate and supervise all on-site staff in order to achieve operational goals of assigned property.
- Conducts on-going training with office staff such as leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.
- Responsible for knowing the application, lease and all applicable Florida property code.
- Ensure that lease files are complete
- Maintain records on all aspects of management activity on a daily, weekly and/or monthly basis; submit required reports to corporate office as required.
- Communicate all challenges affecting the operation of the property to the Company.
- Maintain positive customer service
- Delegate inspection or inspects with residents all move-in/move-outs.
- Physically walk and inspect property on a daily basis, including vacant apartments.
- Update Make Ready units with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.
- Delegate or conduct market surveys monthly;maintain awareness of market/industry conditions and trends via trade publications, professional organizations.
- Meet or exceed leasing goals;handle incoming phone calls from prospective new residents and complete appropriate paperwork.
- Approve and sign all lease paperwork and and addenda.
- Perform any additional duties or tasks and meet required deadlines as assigned by corporate office.
Knowledge, Skills and Abilities:
- Minimum three (3) years’ experience in on-site property management; as Property Manager. Must have background in supervision and successful track record of accomplishments.
- High school diploma or general education degree (GED) is required.
- CAM licensed a plus
- Familiarity with multi-family real estate and property management, including Florida Landlord/Tenant Law.
- Confident, self-starter, with the ability to operate in a dynamic environment with minimal supervision, to complete tasks on a timely basis and to manage multiple high priorities simultaneously
- Good written and verbal communication skills, with a willingness and ability to take both verbal and written instruction
- Valid State Driver’s License if working multiple properties or driving a golf cart on property
- Ability to work evenings, overtime, holidays, weekends and on-call for emergencies, as needed
- Thorough, reliable, responsible, honest, organized, flexible and service-oriented along with a strong work ethic and high degree of professionalism.
