Job Title: Community Association Manager

Reports To: Regional Director/Developer/Board of Directors

Position Summary:

Responsibilities include working closely with the Members, the Board of Directors and the Developer and act as a representative of ICON Management while facilitating solutions between communities, the company and internal support staff. Planning and facilitating community events that create an active and fun culture for a 55 and better community.

Essential Job Functions:

· Delivers and promotes prompt, courteous and outgoing friendly service to all residents, guests and fellow employees in a manner that promotes our ICONic values.

· Builds and nurtures professional relationships between the Community, the Team Members and the Company.

· Development of ongoing social activities, calendar and events to create culture of an active and social 55 and better community

· Facilitate meetings, such as Budget, Community Development and Board Meetings, in accordance with the expectations of the Board, community and management company.

· Investigate complaints and enforce covenant restrictions and Rules & Regulations.

– Oversee Architectural Application Review process and attend monthly meetings.

· Inspect individual homesites, common area grounds, facilities, and equipment to determine necessity of repairs or maintenance.

· Solicit and analyze bids from contractors for repairs and/or maintenance.

· Plan, schedule, and coordinate general maintenance, major repairs, and construction projects as directed.

· Maintain records of maintenance and operating costs as well as all related Association documents.

· Assist Board with the selection of vendors and manage contracts for provision of Association services such as landscape, pool maintenance, etc. as directed.

· Prepare detailed budgets and financial reports for respective Associations.

· Confer regularly with community association members to ensure their needs are being met.

· Meet with the Board of Directors and committees to discuss and resolve legal and environmental issues or any other Association matter.

· Provides leadership to Team Members

Educations/Certificates/Licenses/Training:

High School Diploma required, Bachelor’s Degree preferred. Community Association Manager (CAM) License is required. Must obtain any required local and state licenses or certifications.

Experience/Background/Knowledge:

Previous onsite management experience in Association Management preferred.

Minimum of 5 years experience as a Community Association Manager.

Previous experience with event planning and organized activities implementation.

Experience managing a developer-controlled community.

A minimum of five years of professional experience is preferred.

Skills:

Ability to communicate effectively with managers, guests and employees in one-on-one and small group situations in a fast paced environment.

Must have an understanding of Microsoft Office including Outlook, Excel and Word; additional computer skills are necessary.

Ability to create and disseminate professional written correspondence.

Understanding that growth and participation is directly related to your personal efforts and dedication to the profession.

Must be able to perform math computations essential for budgeting and cost analysis purposes.

Physical Requirements:

While performing the duties of this job, the employee is regularly required to stand and talk or hear. The employee frequently is required to walk; use hands to finger, handle, or feel; reach with hands and arms; and climb or balance. The employee is occasionally required to sit; stoop, kneel, and crouch. The employee must frequently lift and/or move up to 5 pounds and occasionally lift and/or move up to 30 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus. At times, may be required to operate a motor vehicle.

Schedule Requirements:

Community Association Manager is required to be on the property or in the office during normal office hours, typically from 8:00 am until 5:00 pm Monday through Friday.

Please expect times outside of normal hours for attendance at Board Meetings

Community Events and meetings which may include nights and/or weekends
