POSITION SUMMARY:
The Owner’s Representative Project Manager is responsible for the overall client relationship and project from development and review of the estimate to project completion and closeout. The Owner’s Representative Project Manager will report to the Vice President of Venue Planning and will be responsible for the overseeing construction projects for the Company.
PRIMARY RESPONSIBILITIES WILL INCLUDE THE FOLLOWING BUT ARE NOT LIMITED TO:
- Oversees project organization, scheduling, implementation, and closeout
- Develops and manages budget planning and cost estimating
- Oversees entitlement process, design process, and construction process of a project
- Provides accurate estimates for needed supplies, manpower, resources, etc. for a project as required
- Utilizes in house operations experts to provide input into design.
- Manages FF&E equipment procurement for facility
- Makes accurate and timely budget projections to meet the needs of the project without exceeding budgetary restraints
- Formulates reports concerning such areas as work progress, costs, and scheduling
- Manages communication of expectations for project goals to all internal and external personnel and documents actual results
- Tracks project milestones and tasks to report to management and other stakeholders as required
- Prepares internal and external reports pertaining to job status
- Plans to prevent problems and resolve any emerging ones
- Monitors and guide compliance with building and safety regulations
- Works closely with Project Manager(s) and Project Coordinator(s) to ensure all documents, completion photos, and cost trackers are timely and accurate
- Develops scopes of work
- Negotiates subcontracts
- Drafts and reviews construction documents and contracts
- Manages pay applications and construction draw schedules
- Manages the safe execution of all project activities
- Develops and improves systems and processes for construction management services
- Completes invoicing at end of project completion, accurately and efficiently
- Ensures quality construction and safety standards
- Any other responsibilities and tasks as required by management
MINIMUM QUALIFICATIONS:
- Bachelor’s degree (B.A.) from a four-year college or university preferred
- At least three (3) years of experience in construction management
- Proficiency in Microsoft Office applications and project management software
- Must be good at planning for large-scale, multi-step projects
- Strong decision-making skills for picking subcontractors, materials, paints, and more
- Excellent writing and speaking skills when communicating with employees, writing proposals, subcontractors, procuring materials, and dealing with clients
- Must be knowledgeable in construction methodologies, reading blueprints and other technical aspects of construction
- Deadline driven to ensure everything is on time and moving smoothly
- Competent in conflict and crisis management
- Experience managing projects larger than $60,000
- Solid working knowledge of construction management processes
- Experience with construction management software package
- Ability to plan and see the “big picture”
- Outstanding knowledge of building products, construction details, and relevant rules, regulations, and quality standards
- Great time-management skills
- Ability to multi-task
- Strong interpersonal and communication skills
- Critical-thinker and problem-solver
WORKING CONDITIONS AND PHYSICAL DEMANDS
- Must be able to lift 30 pounds waist high
- May be required to sit or stand for extended periods of time whether indoors or outdoors, and squat, stoop or bend
- Will be required to operate a computer
- This position works in a typical office environment with a moderate noise level
- Travel up to 60% may be required
