The assistant superintendent of buildings is responsible to oversee, develop, assess, and conduct quality and performance inspections of the departmental staff, including foreman, super team crew leaders and members, the floor cleaning maintenance team, and special assignment team members.

The position reports to the Operations manager daily, with overall reporting as required to the General Manager.

Developing and updating a set of appearance standards for building cleanliness.

Ability to plan, assign, coordinate, and supervise various cleaning and maintenance tasks and plan work schedules.

Track and evaluate adherence to attendance standards.
-
Develop and update training procedures for new/current team members.
-
Supervising and directing the activities of departmental team members, including foreman.

Conduct and attend company safety meetings with team members.

Assuming the duties of departmental foreman as needed.

Conduct building inspections on a periodic basis to ensure standards of cleanliness are being maintained.

Evaluate the inspection results to maintain consistency throughout the community and correct conditions below established standards.

Submit and create work orders for building cleanliness and safety issues including lighting, irrigation, roof, construction, landscaping.

Investigate, inspect, and correct issues as directed by the general/operations manager(s) and/or association.

Investigate, inspect, and complete in a timely manner all work orders assigned to the buildings department.

Assist in emergency situations as needed.

Assist in accident/incident reporting as requested, assigned, or needed.

Be an active on-call participant as assigned, including Saturday morning shift periodically as assigned.

Performing other tasks as assigned by supervisors.

Professional communication with residents and resolve complaints as directed
Supervisory Responsibilities:

Assist in the hiring, counseling, and termination of employees as necessary including problem resolution and documentation.

Carries out supervisory responsibilities in accordance with the company’s policies and applicable laws.

Responsibilities include training employees; planning, assigning and directing work; interacting with vendors; addressing complaints and resolving problems.

Write employee reviews, disciplinary counseling and/or write-ups, as approved by superiors

Experience in managing six to ten work crews required.

Problem solving and employee counseling skills.

Ability to successfully negotiate terms and conditions of contractor bids

Exposure to dirt, dust, fumes and construction debris is routine and will often require the use of personal protective gear. Some jobs might require use of ladders and scaffolds.

Typical assignments frequently require that work be performed outdoors. Exposure to high temperatures (95 degrees and above), low temperatures (32 degrees and below) and a variety of weather conditions is common. This position is regularly exposed to wet or humid conditions.

The typical noise level is medium to loud.
Hazardous Exposure
Position will involve exposure to cleaning solutions and chemicals. Involves no exposure to blood, body fluids, or tissues, although situations can be imagined or hypothesized under which anyone, anywhere, might encounter potential exposure to body fluids.
Physical Requirements
Physical demands are those of a construction site environment. While performing the duties of this job, the individual will be required to reach with hands and arms, speak, hear, climb or balance, stoop, kneel, crouch, or crawl; will regularly be required to stand, walk, and to lift up to fifty pounds; and will frequently be required to use hands to, handle, tighten, or feel. Vision requirements are close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus.

Qualifications
Qualifications (Education, Experience, Technical Skills)

High School graduate/GED equivalent.

5-10 years previous supervisory experience in a similar position

Able to read, write and understand English. Bilingual preferred

Proficient in Microsoft Office (Word, Excel, Outlook, and Powerpoint)

Certifications or Licenses

A valid Florida Driver’s License is required with acceptable driving history
