This position is the primary contact for existing and future residents. The Leasing Consultant must embody the image of our corporate philosophy. The Leasing Consultant must be consistent with a friendly, caring and professional attitude. The Leasing Consultant is responsible for the recruiting, qualifying and retention of residents as well as the marketing of the property. These responsibilities will directly affect the Leasing Consultant’s contribution to the NOI (Net Operating Income). The Leasing Consultant will be responsible for the well being of residents from the inception of leasing a unit through time of move out. This will include follow-up of service requests, lease renewal negotiations and other day-to-day needs of our residents. The position of Leasing Consultant reports directly to the Property Manager. DUITES and SPECIFICATIONS: The Leasing Consultant’s primary duties shall include but are not limited to: * Sell property’s products and services to prospects * Maintain thorough product knowledge of the property, sister properties and competitors * Assist manager in developing and implementing effective marketing strategies to increase property, traffic and internet leads * Convert phone calls to tours, property tours to leases and internet leads to tours and/or leases. * Ensure guest cards are complete, entered into the property management software and follow up is completed for prospects. * Ensure leasing office, tour path, vacant apartments, amenities and general curb appeal of community is and is impeccably clean, if necessary spot cleaning to maintain the high standards. * Develop and maintain first class customer service relationships with prospects and residents. * Manage and resolve resident concerns. * Monitor outstanding work orders and constantly communicates with maintenance staff to insure 24 hour guarantee. * Plan, organize and conduct resident functions as needed and as directed by Property Manager * Accurately prepare and be thoroughly knowledgeable with all lease-related paperwork, from the application process through move out. This includes processing housing applications, preparing move in information, lease files, renewal letters and renewal leases, completing brochures, completing move out requests, and any other forms utilized as they relate to leasing and resident relations. * Assist in acting as a Risk Manager to ensure the safety and well-being of our residents and property. This would include but not be limited to routine property inspections to look for safety hazards and potential criminal activity, properly documenting all incidents accurately/timely and as directed. * General clerical assistance including but not limited to answering phones, taking messages, managing the facilities/work orders in the property management software, filing, and ordering office supplies. * Adhere to all Fair Housing guidelines

Position requires travel for property errands or training classes. They work normal business hours, although it may be required to work long hours in order to fulfill job duties. This position is required to work weekends. Regularly required to sit and stand for several hours at a time and to climb up and down stairs several times each day. Leasing employee must be able to use hand and arm regularly for writing and/or typing. This person should be able to push, pull, stoop, kneel, reach, grasp, talk, hear, climb, and lift objects up to 10 pounds with ease. The Leasing Consultant must maintain a valid driver’s license and a valid vehicle insurance.
