Porter/Groundskeeper
TGM Communities is a full service, real estate investment advisory firm. TGM acquires and manages apartment properties throughout the U.S. on behalf of our investors. We are currently looking for a PORTER/GROUNDSKEEPER for community in St Petersburg FL
The Porter/Groundskeeper’s primary duty is to ensure the general cleanliness of all assigned work area (s).
- Cleans, sweeps, and generally removes all trash and litter from the grounds, parking areas, tennis courts, pool areas, common areas, amenities and other assigned work areas.
- Reports all acts of vandalism, destruction of property, and suspicious persons observed within the community to the Community Director or other designated person.
- Maintains and waters flowers and grounds throughout the property.
- Installs, removes, and maintains outdoor marketing materials and parking/traffic signs.
- Other duties as assigned, including but not limited to painting and necessary repairs throughout the property.
- Perform “trash-out” duties in vacated units, including removal of all abandoned furniture, trash, boxes.
- Transfer trash and other items left outside of dumpster into dumpster.
- Clean and rake shrub areas and use blower to keep sidewalks and walking areas clean.
- Help clean and maintain storage areas.
- Assist in maintenance of exterior plant material including, grass, trees, shrubs, plantings and flowers and remove weeds and dead plant material as needed.
- Perform General and Preventative Maintenance
- Check and replace exterior lighting as required.
- Assist with “make-ready” duties as needed.
- Perform interior and exterior painting duties when requested.
- Must be knowledgeable and skilled in the safe and proper use, maintenance tools and equipment, including but not limited to; hand tools (wrenches, grips, sledge hammer, snips, saws, etc.), electric tools (blowers, nail guns, hedge clippers, lawn mowers, weed eaters, etc.), and wheelbarrows, dollies, hand trucks, step ladders, hoists, etc.
- Must be able to bend, stoop, squat, kneel, climb stairs, climb ladders, push or pull heavy items, and lift/carry supplies or machinery on a regular basis.
Job environment entails working indoors, snow and outdoors. Outdoor conditions may be affected by weather conditions ranging from rain or snow to excessive heat.
