Job Summary

The Portfolio Operations Director leads an operations team consisting of an Assistant Portfolio Manager, Portfolio Operations Associate, LeasingAgents/Specialists, Rehab and Maintenance Technicians. Must be able to motivate a team of professionals and be effective with administrativeand communication initiatives in order to maximize revenues, minimize expenses, maximize resident service experience and achieve financialgoals for homes in community.

 

Essential Job Duties and Responsibilities

  • Supervisory responsibility for all members of their assigned community team.
  • Lease Renewals (follow process, maximize renewals).
  • Resident Satisfaction Experience.
  • Accounts receivable activities: posting charges and payments, maintain ledger, collection efforts
  • Oversight/participation in Resident Move-In/Move-Out (MIMO).
  • Oversight of current CMA’s for Turns and Vacant Unrented inventory.
  • Oversight of delinquencies, evictions, collections, AR, ledgers, etc.
  • Oversight of data accuracy in Yardi (lease, Yardi & Salesforce all match).
  • Oversight of Section 8 residents, all applicable documentation, inspections, process, etc.
  • Yardi management – resident information.
  • Perform Resident Orientations. Establish appropriate relationship between IH and Resident by defining maintenance responsibilities
  • Instruct residents how to use the functional systems of the home, including HVAC, appliances, etc.
  • Complete and document Move-in Inspection with resident.
  • Maximize revenue, minimize expenses, maximize resident experience and achieve financial goals for homes in community/pod.

Education and/or Experience

  • High school diploma or equivalent.
  • 4+ years of real estate experience and/or residential rental experience is required.
  • Real estate license required.
  • A valid driver’s license and automobile insurance are required.
