Our client, a large scale planned award winning community located on Florida’s west coast, is seeking candidates for the position of President Commercial Real Estate Company. The community currently consists of over 6000 homes and approximately 3 million square feet of mixed commercial use. There is the potential of an additional 6 million square feet.

Position Summary

Candidates should have expertise in every aspect of the project cycle; including development, management, leasing and sales of office, retail and industrial properties. Other key management functions include:

  • Structure and develop long term investments and land sales for the company and its affiliates in commercial office, retail and industrial properties in accordance with guidelines approved by the President/CEO and Board of Directors.
  • Provide marketing, leasing and management of commercial properties.
  • Provide annual budgets and marketing plans in accordance with annual approved business plans.
  • Provide detailed pro-forma budgets of cost, income, and expenses for development properties as required.
  • Provide leadership role in community activities such as Chamber of Commerce and EDC organizations.  Participate actively in trade groups such as NAIOP and ULI.  Assist President/CEO on collateral or additional duties as assigned.

Responsibilities:

  • Oversee leasing and property management effort of portfolio properties;
  • Oversee management of Commercial Owner Associations as required, and ensure that appropriate covenants and restrictions are in place and kept updated; participate in PRC review of building design;
  • Oversee construction management activities, including selection of architects, general contractors and sub-contractors; negotiate contracts as required;
  • Maintain and update marketing plans for land transition and portfolio properties;
  • Maintain and share with other executives continuous analysis of competition in the two counties relative to space available, lease rates and land prices;
  • Provide annual investment and development plans by property including leasing, construction budgets, and management strategy for Commercial properties; assist leasing agents as necessary in deal structure and closure;
  • Develop, implement, and continuously update annual development and land transition strategy for available properties including:
    • Lease, build-to-suit
    • Lease, build-to-suit JV
    • Ground Lease
    • Land sale
  • Provide budget and cash flow projections for the Company and for each investment property; work with CFO and staff to provide financing for investment properties as required.

Requirements:

  • At least seven years related experience in large scale mixed use projects as a President or Vice President
  • A Real Estate Brokerage license preferred
  • An MBA preferred
  • Established industry contacts at local, state, regional, and national levels
  • Fluent ability for making presentations and public speaking
  • Highly energetic…a self-starter with a “hands-on” approach to management
  • A career path marked with a logical progression of title and responsibility, stability of tenure and accomplishment
  • The reputation as an effective and visible leader; exhibiting maturity, a positive image and disposition and superior communication and “people” skills
