Job Purpose

The Project Coordinator – Inventory & Construction will assist in the planning, organization, and facilitation of construction projects throughout the Windward Communities portfolio including the rehab/turn of manufactured home units, capital projects, and various other construction activities. The position also will be responsible for inventory management working directly with Inventory/Reporting Leaders to ensure home statuses are properly maintained in Salesforce and Rent Manager providing for accurate account of all homes and home sites throughout portfolio.

Duties and Responsibilities

· Maintains accurate record keeping of all homes in construction process.

· Initiates and tracks title procurement process on abandonments and repossessions.

· Works with Vice President of Construction on cost analysis, estimating expected costs for projects.

· Processes home rehab scopes from move out to marketing, working directly with Construction Project Managers.

· Creates and distribute weekly Salesforce construction project reports.

· Handles and processes construction paperwork including sub-contracts, lien releases, pay-apps, and certificates of insurance.

· Addresses questions, concerns, and/or complaints throughout the projects.

· Acts as a liaison between company, customers, and vendors on construction inventory status.

· Communicates and collaborates with sales and marketing teams on questions regarding homes in process.

· Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.

Qualifications -Knowledge, Skills and Abilities

· Bachelor’s degree in related field is desirable but not required.

· At least three years of related experience required.

· Salesforce experience and/or Rent Manager software experience desired.

· Excellent verbal and written communication skills.

· Excellent interpersonal and customer service skills.

· Excellent organizational skills and attention to detail.

· Excellent time management skills with a proven ability to meet deadlines.

· Strong analytical and problem-solving skills.

· Ability to prioritize tasks.

· Understanding of manufactured housing inventory, a plus.

· Proficient with Microsoft Office Suite or related software.

Job Type: Full-time

Pay: $22.00 – $27.00 per hour
