Submeter Project Coordinator is responsible for bringing together: the hardware and software products, the field technician and the apartment community to facilitate the installation and/or maintenance of meters in a timely, efficient and profitable manner. The job includes, among other things, design, scheduling and tracking both new construction and retrofits, meter health audits, repair quotes and invoice preparation. In this position, communications, diagnostic skills and attention to detail are crucial.
Job Description: Your main responsibilities will be:
Main Areas of Responsibility:
Installation Projects
- Manage submetering new construction or retrofit projects from start to finish.
- Provide technical and logistical support, system analysis, requirements, and specifications.
- Secure equipment per construction schedules, deadlines, and customer agreements.
- Create and maintain budgets to manage expenses and forecast the timing of revenue.
- Ensure compliance with local and state regulations, with guidance of Company’s Legal team.
- Facilitate the close-out of projects in coordination with Company accounting and Legal teams.
Maintenance Service
- Manage all maintenance service visits within assigned territory.
- Serve as the principal representative from Company Submeter as part of the Company Account Team for assigned maintenance accounts.
- Research and follow-up all service concerns identified via post-visit audits.
- Oversee service to ensure that it meets and exceeds contractual obligations in terms of timing and delivery.
Other General Responsibilities
- Prepare and execute all necessary forms for construction draws.
- Utilize Microsoft applications to set-up project controls, implement billing, and cost code transactions.
- Prepare and track Purchase Orders and Work Orders.
- Negotiate and update vendor standard pricing.
- Manage, Supervise, and Negotiate with outsourced Service Providers.
- Maintain weekly communications with properties, subs, and field technicians, and update project status on internal systems.
- Provide initial and final releases for all projects including Warranty Letters & Lien Waivers.
- Provide system analysis during installation and after Maintenance Repairs.
- Approve invoices according to accounting guidelines.
Requirements and Qualifications:
- 2+ years of professional experience.
- BA/BS in engineering, construction, or similar technical degree program (or additional work experience in lieu of degree).
- Detail-oriented – ability to manage numerous projects/assignments at one time.
- Strong oral and written communication skills to facilitate communication with property managers, construction site superintendents, field technicians and others.
- Good financial skills for project budgeting.
- Strong Computer Skills – Microsoft CRM, Project, Visio, PowerPoint, Outlook, Excel, Word.
- Multifamily industry knowledge.
- Industry experience and/or knowledge of sub-metering systems is a plus.
- Direct experience working with construction projects and/or in a field service role.
