Job Summary
The Project Manager will proactively oversee the scope, workmanship, budget, and schedule requirements for a multifamily renovation project in Tampa, FL. . The company assumes the role of general contractor for its investment renovations, meaning the Project Manager will be responsible for all construction activity, including sourcing subcontractors and daily-rate labor to perform the renovation scope for each part of the apartment property renovation.
Responsibilities and Duties
The Duties for the job include, but are not limited to, the following:
- Report the project status to Owners (daily).
- Review daily, weekly, and monthly reports which detail the status and progress of each project, including project costs and potential scope changes.
- Supervise trade contractors and daily rate contractors involved in the project and monitor the quality of their work daily.
- Manage the purchasing of material necessary to complete each aspect of the renovation.
- Supervise the job site to meet requirements for personnel and property safety.
- Assist in preparing and updating the project’s master schedule.
- Provide weekly look ahead of future work.
- Manage and further develop local material supply chain and inventory.
- Manage current trade contractors and work to further develop the company’s contractor network.
- Communicate with property management to schedule construction in occupied units and/or common areas.
- Investigate and recommend new products or trade contractors for future project consideration.
Qualifications and Skills
Candidate Requirements:
- Bilingual (Spanish) preferred
- Minimum of 3 years experience in construction management or related field
- Bachelor’s degree in a related field preferred
- Current Driver’s License
- Moderate computer skills (Word, Excel, email)
- Strong organizational and communications skills
- Strong construction contractor network in Tampa area
- Strong interpersonal and leadership skills
- Must be a self-starter and be able to succeed with minimal oversight
- Background and credit check will be performed on all final candidates
Compensation
- Salary will depend on the candidate’s experience. The construction manager position is eligible for an annual bonus, which will be based upon his or her performance.
