POSITION: PROJECT MANAGER
The Project Manager supervises construction projects from beginning to end, ensuring projects are completed within time and budgetary constraints. An understanding of the construction business and the ability to work under deadlines in a fast-paced environment are important for career success. A successful COMANCO Project Manager assures the project is profitable through implementing the following:

DUTIES AND RESPONSIBILITIES:
An excellent Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The PM must have an analytical mind, great organizational skills and promote the COMANCO brand: Safety, Quality, and Service by delivering high-quality results safely, on schedule, and on budget.
Ensure assigned projects run in a safe manner: educate crew members to perform safely on the project; ensure proper safety equipment is used on the job, and necessary safety measures are implemented to complete the project with no injuries or accidents.
Schedule and lead all pre-job planning meetings and attain a complete understanding of the project scope and estimate.
Review the project Safety Plan and JSA with the Superintendent and a Safety Department representative at the pre-job planning meeting.
Attend and professionally represent COMANCO at all pre-construction and progress meetings.
Ensure all submittals are prepared and submitted according to contract requirements.
Accurately complete project buy-out, issue P.O.’s, locate suppliers, vendors, etc., per company policy.
Create and issue subcontracts for all subcontractors performing work on projects. Verify subcontractors have required insurance coverage by requesting COI’s. Arrange for the subcontractors to attend pre-job meetings.
Actively schedule and manage the delivery of materials and the work of subcontractors.
Ensure all materials are loaded into our proprietary software.
Prepare, update and push project schedule, communicating changes to the project team.
Proactively keep all parties updated on job schedule and status.
Review and approve project related timesheets, invoices, and expense reports. Ensure labor, equipment, and expenses are coded to the proper phase of the project.
Accurately track project costs weekly.
Understand and review project cost and update cost projections weekly.
Ensure all Change Orders are captured for the project and accurately tracked.
Ensure estimated production rates are met or exceeded.
Ensure expenses incurred are in accordance with the project estimate.
Ensure the project is completed within the estimated gross profit margin.
Invoice customer at a frequency that maximizes project cash flow. Follow up and confirm customer payments are received when due.
Compile and review project close-out documents before they are delivered to the customer: Warranty, QC documentation, as-builts, waivers, bond requirements, operations manuals, and any other required documentation.
Conduct a post-job review on each completed project and distribute information to all related Company personnel.
Actively seek ways to increase productivity and reduce costs to increase project profitability.
Address Customer’s questions and concerns ensuring the customer receives a quality product at the expected price.
Maintain easy access to Customer, the GC, COMANCO personnel, Subs and Suppliers: respond quickly to calls or written inquiries
Perform other duties as assigned by the Company management.
REQUIRED EDUCATION, SKILLS, AND EXPERIENCE:

A 4-year degree in Civil Engineering, Construction Management, Business, Accounting or a combination of related coursework and experience is required.
Prior estimating and/or construction management experience is preferred. Knowledge of estimating, scheduling, and project management software.
Language Skills: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Mathematical Skills: Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Computer Skills: To perform this job successfully, a Project Manager needs to be proficient in using Internet, Outlook, MS Excel, MS Word and Project Management software such as: Microsoft Project, Spectrum, Heavy Job and Heavy Bid.
