TITLE: Project Manager

REPORTS TO: VP of Real Estate

DEPARTMENT/DIVISION: Real Estate SUPERVISES: N/A

FLSA STATUS: Exempt SALARY/HOURLY RATE: $50-$70,000/year

GENERAL PURPOSE AND POSITION DESCRIPTION:

The Project Manager will be responsible for managing project specific administrative duties of the Real Estate Department including client/contractor/subcontractor communications and technical support

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Coordinates work of various contracts and sub-contracts as assigned, tracks documentation and evaluates contract issues such as pay applications, change orders, and closeout activities.
  • Assists in coordinating and managing the efforts of contractors and consultants.
  • Reviews progress payments and submits for approval and/or reimbursement.
  • Reviews bid package documents for accuracy and follow-up with contractors/sub-contractors as necessary.
  • Expedites resolution of Project problems.
  • Monitors compliance in documentation such as licensing and insurance.
  • Assist subcontractors with the permitting process
  • Submit pay apps to finance once subcontractors have submitted all required documentation
  • Add coversheet to bills and submit to finance once bills are paid
  • Verify all NTO and NTC have been paid, prior to subcontractors receiving payment
  • Track the progress of each project
  • Assist with subcontractor change orders
  • Prepare operations and maintenance manuals
  • Create and maintain project directories of available GC’s and subcontractors

EDUCATION AND/OR EXPERIENCE:

  • Bachelor’s degree in a related area and at least 3 years of relevant working experience in construction administration.

LICENSES AND CERTIFICATIONS/OTHER SKILLS AND QUALIFICATIONS:

  • Valid State of Florida Driver License.

PROFICIENCIES:

  • Computer fluency in the following applications: o Microsoft Office 365, including, but not limited to: Outlook, Word, Excel, Adobe Acrobat

WORKING CONDITIONS

  • This position will primarily encompass a hybrid working environment with remote and in person schedules to adequately address the needs of the tenants and the organization.

PHYSICAL DEMANDS

  • Ability to stand for moderate periods of time on an infrequent to minimal basis.
  • Ability to walk moderate distances on an infrequent to minimal basis.
  • Ability to sit for prolonged periods of time daily.
  • Ability to use hands to finger, handle, or feel items daily.
  • Ability to reach with hands and arms, minimal to moderate basis.
  • Ability to talk and hear daily.
  • Ability for color vision (ability to identify and distinguish colors) daily.
  • Ability for close vision (clear vision at 20 inches or less) daily.
  • Ability to lift and carry up to 25 pounds on a moderate basis.
