Position Overview

We are seeking an experienced Project Manager to lead a variety of residential and/or commercial construction projects from the preconstruction phase through to completion. This role demands exceptional management skills to oversee the entire process, ensuring that the design and budget align with each project’s ambitious and unique goals.

This position is designed for a result-driven professional who is keen on leading a variety of complex projects from inception to completion while ensuring excellence in execution and financial management.

Key Responsibilities

  • Manage the entire project lifecycle of various construction projects, overseeing contractors, architects, engineering teams, and third-party vendors.
  • Develop and refine project scopes of work, resource requirements, and milestone schedules during the preconstruction phase, ensuring all stakeholder concerns are integrated into the final project plan.
  • Provide bi-weekly status updates to both clients and the Gilk leadership team, covering project schedule, budget variances, and any changes or claims.
  • Monitor and track both hard and soft cost expenditures against project budgets and contracts, and handle the review and approval of change orders and claims.
  • Maintain and update project management software (CoConstruct and/or Procore) with all relevant project data.
  • Coordinate project schedules with vendors and site teams, ensuring smooth operations and adherence to timelines.
  • Develop and maintain relationships with a diverse group of vendors, and explore opportunities for new vendor partnerships.
  • Ensure compliance with OSHA safety standards, local ordinances, state and federal laws, and company policies and procedures.
  • Write and review project scopes and solicit competitive bids for owner-direct scopes of work, ensuring consistency and accuracy.
  • Approve payments to contractors and suppliers, managing all financial transactions including weekly invoice processing.
  • Lead negotiations with contractors to secure reasonable order costs and manage construction quality, ensuring workmanship adheres to original plans and specifications.
  • Interface with project inspectors, city and county officials, ensuring all construction activities comply with regulatory standards.

Qualifications

Educational Background:

  • Bachelor’s degree in architecture, Engineering (Civil, Structural or Mechanical) or Construction Management

Professional Experience:

  • 5-10 years in large scale residential or commercial construction management
  • Proven track record of managing large-scale, ground-up residential projects from preconstruction through to completion.
  • Extensive experience in managing budgets, schedules, and teams on complex construction projects.

Technical Skills:

  • Proficiency in construction management software, specifically Procore, for project tracking, budgeting, and scheduling.
  • Strong understanding of construction, electrical, plumbing, and mechanical systems to effectively oversee all aspects of the construction process.
  • Knowledge of local, state, and federal building codes and regulations.

Management Skills:

  • Demonstrated ability to lead, manage, and coordinate the work of multidisciplinary teams, including architects, contractors, engineers, and vendors.
  • Strong negotiation skills with contractors and suppliers to ensure favorable terms and maintain budget control.
  • Ability to manage multiple priorities and projects, ensuring the successful delivery of all project deliverables on time and within budget.

Communication Skills:

  • Excellent verbal and written communication skills for effective coordination and presentation to stakeholders, including the executive leadership team.
  • Ability to resolve conflicts and handle crisis situations effectively, ensuring minimal impact on the project.

Financial Forecasting:

  • Strong capability in financial forecasting, budget management, and financial reporting for construction projects.
  • Experience in the approval and processing of contractor payments and managing financial disputes.

Regulatory Compliance:

  • In-depth knowledge of OSHA safety regulations and commitment to implementing safety standards on the job site.
  • Experience ensuring projects comply with all applicable laws and regulations.

  • High level of organization and attention to detail.
  • Problem-solving skills and the ability to adapt to changing circumstances and challenges.
  • Ability to pass a background check and pre-employment drug screening (required)
