Job Description Summary
Location: Greater Miami area
Provides professional project management experience to designated projects and assignments at a client site, campus, and facilities.
In accordance with C&W Services policies and procedures, this position directs the integrated facilities management program at a key client site. Integrated facilities services delivered to the client include building operations and maintenance services, facility related projects, custodial services, grounds operations and maintenance services through subcontract management.

SUMMARY OF ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:
- Client relationship management: Key stakeholder, communicator, and leader in site level relationship with client.
- Safety program administration: Manage the site level behavioral safety program to promote an injury free workplace.
- Facilities operations: Manage the site’s operations program and staff including the continuous improvement of work order processes, job plans, and work order tracking system.
- Budget control, administration, and reporting: Manage all aspects of the site level facilities budgets including purchasing control, invoice tracking, and payment.
- Subcontractor management and contract administration: Manage subcontractors including evaluation, selection, and inspection of work performed.
- Quality program implementation: Manage site level quality program. Provide continuous process improvement and cost leadership.
- This individual will work closely with the client VP of Construction to ensure that facility maintenance services are being provided in a proper and cost-effective manner and meeting client expectations.
- Ensure the proper administration and completion of the Preventive Maintenance Program.
- Manage the activities of the Electrical, Heating Ventilation and Air Conditioning (HVAC), Building Automations Systems (BAS), Custodial, and general facility maintenance teams, as well as outside contractors.
- Works safely at all times and promptly informs management and corrects unsafe conditions existing in the work area.
- Must maintain a consistent and good attendance record in accordance with Company policy
- Perform other tasks as assigned
NON-ESSENTIAL FUNCTIONS / DUTIES:
- Ensure that maintenance work orders are completed and accurate; carry realistic priorities and proper approvals.
- Presides at weekly scheduling meetings, reconciles the maintenance requirements of individual areas so that facility maintenance needs are met ad wide fluctuations in manpower utilization are minimized.
- Ensure that all work performed under his/her supervision is done in a timely and cost-effective manner according to the applicable codes.
- Ensures that all facilities under his/her responsibilities are safe and comply with all Federal. State and Local Laws.
- Ensures that environmental procedures and issues are being implemented through the directions of the customer’s environmental specialist representatives.
SUPERVISORY RESPONSIBILITIES:
- Hire and train account site level staff.
- Manage, hold team accountable and evaluate staff performance.
- Lead a team of C&W Services employees
- Enforce C&W Services Human Resource and Safety policies and procedures
QUALIFICATIONS: To perform this position successfully, an individual must be able to perform each job duty satisfactorily. - Engineering degree from an accredited university and with a Professional Engineering registration preferred.
- 10+ years’ experience in a Facilities Management leadership role, with a primary focus in Higher Ed/Research facility work environments.
- Extensive knowledge in facilities, electrical, and mechanical systems.
- Knowledge in Computerized Maintenance Management Systems (CMMS), Total Productive Maintenance (TPM) and Reliability Centered Maintenance (RCM) preferred.
- 5 years small to midsized construction projects experience preferred, covering project initiation, construction, and closeout. Successful track record managing scope, schedule, and budget.
- Demonstrates fiscal responsibility and a high degree of administrative acumen
- Proficient with Microsoft Office Suite of software including Word, Excel, and PowerPoint
- Action oriented with an inherent sense of urgency
