A highly reputable, national developer/builder is seeking an Assistant Project Manager to join their team in Washington. DC. The Assistant Project Manager reports to the Project Manager on high density residential and mixed-use projects to ensure that they are completed safely, on time, and within budget. The Assistant Project Manager helps manage all aspects of the project including planning, scheduling, cost control, general supervision and labor relations under the direction of the Project Manager.
Position Summary:
The Project Manager is responsible for planning and supervising a wide range of projects from start to finish. He/She will organize and oversee project planning, scheduling, subcontract negotiation and management, financial balance sheets, and timely and profitable delivery of the assigned projects.
Essential Duties and Responsibilities: (Must be able to perform the essential functions of this position with or without reasonable accommodation.)
- Collaborate with architects, engineers, suppliers and subcontractors to determine the standards and specifications for the project.
- Work as a leader with the corporate team to include, principles, senior executives, developers, preconstruction, accounting and staff support personnel.
- Determine, source and manage all required resources (manpower, equipment, materials) for the portion of assigned projects with attention to budgetary limitations.
- Negotiate contracts with external suppliers and trade partners to reach profitable agreements by AIA standard contract documents.
- Obtain permits and licenses from the appropriate authorities.
- Plan and coordinate all assigned construction operations, logistics and schedule functions to ensure deadlines and project delivery dates are achieved.
- Accurately evaluate project progress, by the use of both financial and schedule matrices, and prepare and deliver to senior project manager and local governing municipalities. Reporting is a daily, weekly and monthly function throughout the life cycle of the project.
Salary: $140,000-$170,000
