National Owner/Developer of Multi-Family and Mixed-Use properties is in immediate need of a Project Manager. The Project Manager is a position of great responsibility, requiring complete and thorough technical knowledge of the construction process and quality. The Project Manager is the leader who conceptualizes the project, and is responsible for its smooth organization, implementation, and completion, to the satisfaction of the clients.

Duties and Responsibilities:

  • Overall project planning and scheduling

  • Overall project safety
  • Charting out the project objectives and plans
  • Setting performance requirements
  • Selecting project participants
  • Bringing about optimum utilization of resources – labor, materials, and equipment
  • Ensuring material procurement at cost-effective terms
  • Implementation of various operations through proper coordination
  • Development of effective communications and mechanisms for resolving conflicts among the various participants
  • Overseeing the project from beginning to end
  • Playing a key role in project planning, budgeting, and identification of resources needed
  • Creating the teams, developing the objectives/goals of each, and assigning individual responsibilities
  • To project accounting functions – managing the budget, work with the Field Accountant to track team expenses, and minimizing exposure and risk in the project
  • Ensuring that the activities move according to predetermined schedule
  • Devising the project work plans and making revisions as and when needed
  • Communicating effectively with the contractors responsible for completing various phases of the project
  • Coordinating the efforts of all parties involved in the project – the architects, consultants, contractors, sub-contractors, and laborers.
  • Monitoring the progress of the activities on a regular basis and holding regular status meetings with all the sub-teams
  • Maintaining strict adherence to the budgetary guidelines, quality, and safety standards.
  • Periodically inspecting the construction sites
  • Ensuring completion of project documents
  • Identifying the elements of project design that may be likely to give rise to disputes and claims
  • Reviewing the deliverable prepared by the team before passing onto the client
  • Performs other duties and responsibilities as assigned

Supervisory Responsibility- Manages the project team

Education and Qualifications:

 Bachelor’s degree in related field. We are looking for a candidate with 4-10 years of related experience; or an equivalent combination of education, training and/or experience.

 Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite and Procure.

 Demonstrated ability to read, understand and interpret contract and insurance documents and forms, and make appropriate recommendations.

 Demonstrate strong interpersonal skills with the ability to work with individuals at all levels, both internal and external.

 Computer and Internet use is required

Position Type/Expected Hours of Work:

This is a full-time position.

Work Environment:

This job generally operates in a professional office environment with usual office working conditions, free of disagreeable elements.

This job may also operate in a project site environment with usual site working conditions. This job works in outdoor conditions that include inclement weather, heat and humidity. This job also operates in an environment with dust, moving mechanical parts, loud noise and/or vibrations. The noise level in the work environment and job sites can be loud.

Job Type: Full-time

Pay: $125,000.00 – $165,500.00 per year
