Under the guidance of the Director of Construction the Project Managing directs employees, trade contractors, material suppliers, inspectors, and foremen on a specific project (or number of projects); serves as the field representative of the project; organizes the work project and coordinate the various complex aspects of the construction process.

This is a representative description of jobs duties not to be considered complete or all inclusive:

· Understands the basic techniques and principles of each phase of the project.

· Reads and interprets plans and specifications.

· Consults with engineers, architects, and owners on design problems and change orders.

· Evaluates alternate methods of construction using “value engineering” for cost efficiency and quality.

· Recommends trade contractors whose work is known.

· Communicates the required standard to workers and supervise their implementation.

· Motivates subordinates, trade contractors, and others to top performance.

· Performs daily home walk-throughs.

· Establishes and implements procedures for inspecting worker output including check lists.

· Schedules quality assurance inspections and ensures jobs are ready for these inspections.

· Establishes and enforces safety measures.

· Inspects and verifies quantity and quality of materials and supplies as they are delivered.

· Maintains a clean home while under construction, including site, street, and surrounding areas.

· Reports inspection results to the office in a formal manner.

· Maintains good customer relations by exceeding expectations.

Skills and Qualifications:

· Bachelors Degree in Construction, Construction Management preferred

· High School Diploma is required

· Five years of property management experience requested, including successful management of vendors, basic understanding of lease/real estate terms and building operations

· Five years of experience in construction, preferably new homes

· Ability to read and interpret plans and blue prints

· Ability to climb stairs repeatedly

· Experience in independent work and leadership
