JOB SUMMARY
Responsible for leading and supporting assigned projects for our Real Estate department, programs and initiatives of medium to high complexity applying project management expertise to support the company and group’s strategy. Manages assigned projects through the various stages of the project lifecycle, from concept to implementation. This includes developing Statements of Work (SOWs), business proposals, functional requirements, project plans with milestones for tenant improvement projects, monitoring of progress on sites under development, assisting field with planning out of exit/entry into new properties, and any field related requests associated with our real estate portfolio. Provides management and guidance toward successful collaboration with multi-functional groups and directs project team responsible for implementation of company strategies.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Defines concise goals and objectives within a project framework. Clarifies and communicates project objectives and success criteria
- Builds and structures integrated project teams to ensure maximum performance. Provides direction and motivation
- Ensures all project requirements and/or objectives are correctly gathered, understood and properly translated for execution
- Recognizes project Key Performance Indicators (KPIs) and manages the work within scope, quality, time, and cost constraints
- Conducts project risk reviews and appropriate mitigation actions
- Facilitates communication as appropriate to all involved and “manages” the stakeholders This includes escalating issues to the next level of management as necessary
- Forecasts project budget and staffing needs for current and future needs. Manages the overall budget of assigned projects
- Compares forward-looking forecast results to historical actual results for trend assessment and analysis
- Assumes accountability for overall project success – including cost, schedule, quality, and scope management, as well as internal and/or external customer satisfaction
- Identifies creative ways to implement corrective actions in a cost-effective manner
- Utilizes tools to track changes and identifies cost impact for review with management and/or senior leaders
- Facilitates communication and education for all interested parties as deemed necessary
- Ensures all sensitive and confidential information is handled appropriately
- Mentors and coaches project team members. Gives and receives both written and verbal feedback
- Identifies and prepares solution proposals that close gaps and mitigates risk
- May perform other duties and responsibilities as assigned

- Typically reports to Management. Direct supervisor job title(s) typically include: Director, Real Estate.
- Job is NOT directly responsible for managing other employees (e.g., hiring/termination and/or pay decisions, performance management)

Job Requirements
JOB QUALIFICATIONS: Education & Experience Requirements
- Bachelor’s degree in business management or equivalent required
- Construction Project Management Preferred
- Corporate Real Estate experience or knowledge of leases preferred
- 2-4 years’ experience in project management required
- Proven subject matter expertise in area of focus preferred
- Certification in Project Management, Total Quality Management, or other Process Improvement methodologies preferred
- Possess math skills sufficient to perform required duties
- Or an equivalent combination of education, training or experience
PHYSICAL REQUIREMENTS
- Ability to sit at a desk and use a computer for up to 8 hours a day; Ability to use hands and fingers to type on a keyboard and use a mouse to navigate; Vision sufficient to view small details on a computer monitor
- Ability to stand and walk up to 8 hours a day; ability to stoop, bend and lift boxes weighing up to 50 lbs.
- Ability to hear and verbally communicate using a telephone handset and/or connected headset device
WORKING CONDITIONS
- Regular business hours. Some additional hours may be required.
- Travel requirements: Negligible
- Climate-controlled office environment during normal business hours.
