Position Summary:
The Project Manager will need to have significant prior experience managing residential renovation projects. They will oversee work performed by general contractors (GCs) and vendors, will ensure adherence to building codes, and will maintain high quality standards and strict adherence to timelines. The Project Manager will work in the field on several projects at a time, and will be supported centrally by a dedicated Project Management Professional (PMP) who will help plan jobs and oversee scheduling, and help the Project Manager to meet milestones and estimated completion dates. The Project Manager will work closely with contractors, vendors and the PMP to ensure adherence to company processes, renovation specifications and quality standards.
Essential Duties & Responsibilities:
- Work with Budget Analysts to finalize project scopes of work.
- Work with a PMP to set timelines, milestones, dependencies, and estimated completion dates.
- Work with the PMP to assign jobs to GCs and vendors, and schedule their work.
- Walk each property with the GC before work starts to set expectations on standards, and explain and agree on the scope of work.
- Walk each property daily and take photographs and update software as needed.
- Communicate progress updates with the PMP daily.
- Ensure all workplace safety standards and practices are upheld.
- Communicate changes to the project scope, project schedule and project costs with the PMP as necessary.
- Communicate estimated delays to the PMP in real-time since schedules will need to be adjusted. Timelines are critical, and timely communication is vital.
- Validate that work has been done to the right standard, and approve change orders and reverse change orders as necessary.
- Ensure all punch list items are completed timely and properly.
- Work closely with the leasing team on leasing acceptance.
- Maintain close relationships with GCs and vendors and serve them honestly and fairly.
Core Competencies
- Construction and renovation experience
- Reasonable knowledge of plumbing, electrical, HVAC, flooring, appliance, landscaping, and roofing systems
- Detail-oriented with strong quality assessment skills
- Ability to complete basic repairs as needed to reduce cycle times

- Strong written and verbal communication skills, and an effective team player
- Strong project management skills

- Self-starter, with a proven record of working independently with minimum supervision
- Ability to work in spreadsheets and commitment to learning new software skills
Qualifications
- Bachelor’s degree preferred
- Valid driver’s license with reliable transportation and verifiable auto insurance
- 1 to 10+ years of experience as a project manager in residential construction or renovations
- Ability to work weekends as necessary
- Bilingual a plus
- Basic computer skills and experience in Microsoft Office Suite (Excel, Word, Outlook, PowerPoint and Teams)
- Must have a mobile phone
