PROJECT MANAGER

Skills Needed:
The position is full time and requires the following skills:
- Strong understanding of Microsoft Office Suite including Outlook, Word, and Excel
- Exceptional organizational skills, ability to multi-task and handle “on the fly” assignments
- Detailed and thorough, with an ability and desire to get things right
- Ability to prioritize tasks as assigned for maximum efficiency
- Strong communicator, both verbal and written
- Strong ability to read and understand plans
Job Duties and Responsibilities:
The Project Manager helps in the overall work and success of the company. This position requires engaging with the project early on and coordinating information from various parties including Principals, Homeowners, Construction Managers, and Office Management Team. Duties include but are not limited to:
- Budget and Specs*
- Review project plans for constructability and cost
- Develop/create budget and specs based on plans as presented, incorporating value engineering when needed
- Review budget specs with Principals and Homeowners
- Work with Construction Managers and other team members to manage budget throughout the construction process
- Work with accounting team on any necessary change orders, communicate those to Homeowners
- Work with Construction Managers on monthly invoice cost coding, ensuring costs are in line with the budget, scope of work, and work billed is in line with work performed
- Schedule*
- Work with Construction Managers to create the project schedule using BuilderTrend
- Manage the schedule to ensure that the project is on track, communicate any known schedule issues to Homeowners and Principals
- Weekly overview of schedule as it relates to trade partners
- Track milestone decisions as they relate to the schedule
- Procurement*
- Request, review, and award sub-contracts
- Kick off meeting with trade partners to discuss scope of work and review questions
- Work with trade partners to resolve any issues they may have with scope / schedule
- Work with Construction Managers and trade partners on change orders process to ensure they are completed and submitted on a timely manner
- Coordinate any upcoming schedule and/or scope of work changes with Construction Managers and trade partners.
- Team Management*
- Act as point of contact for architects, designers, and homeowners throughout the course of construction
- Lead weekly production meetings
- Work with Construction Managers on weekly task forecasting and management
