Verdex Construction is looking for Project Managers to add to our Operations team to assist us in our mission of “Building Something Better.”
The Project Manager will have overall responsibility for planning and executing the construction of a project or multiple projects assigned to them. This person will provide leadership and direction to the Project Superintendent, Assistant Project Managers, Project engineers, and administrative staff to deliver a quality project within he agreed schedule, maximizing the return to the company while earning repeat business from the client.
Essential Functions:
- Turnover meeting with the Project Estimator to review and fully understand material, labor, equipment, subcontracts, and general conditions estimates.
- Scopes of work for award of Subcontractors specific to the particular project, with a level of detail to solidify the full scope while being general enough to cover all aspects of the work.
- Makes sure executed subcontracts are received back promptly, as well as insurance certificates and bonds (if required).
- Prepares a baseline schedule with the Project Superintendent, and with input from key subcontractors, and provides accurate monthly updates. Always looks for wat to pick up time on the schedule and to overcome delays by working with the Superintendent and Subcontractors. Strives for work efficiency for the trades. Documents and logic revisions and provides monthly updates to Owner, Architect, and Subcontractors.
- Fosters relationships with Subcontractors and Suppliers.
- Prepares and facilitates a preconstruction meeting with all Subcontractors and Suppliers. Topics to include are job specific items (work hours, logistics, crane usage, etc.), safety, submittals and shop drawings, project schedule, and introductions of team members and companies.
- Holds weekly job meetings to update job progress, safety, status of submittals, answers to RFI’s, and any other project issues that need to be addressed.
- Prepares, on a timely basis, monthly billings based on billings from Subcontractors and walk a draft copy with Architect or Owner to get approval prior to formally submitting. Reasonably projects to month’s end. Follows through on progress of payment in a timely manner.
- Prepares monthly status reports to Owner that include a project narrative, updated schedule, updated submittal list, RFI log, and change order log.
- Meets with Owner weekly to walk project and discuss project status.
- Timely submits change order requests for changes to project. Thoroughly reviews changes and responses from Subcontractors for accuracy prior to submitting to Owner. Includes source of change with submittal of change order.
- Prepares monthly cost forecast for review with the Project Executive. Forecasts general conditions and open scope items in trades. All buy outs to be moved to buy contingency on a monthly basis and will be pulled out with explanation as needed.
- Supports Superintendents as needed to get material to job as needed and to get manpower required.
- Manages issues with Subcontractors to closure. Our approach is firm but fair.
- Works with Superintendent to prepare detailed worklist at end of project and to expedite turnover of a quality product.
- Evaluates staff and mentors Assistant Project Managers and Project Engineers so they are progressing in their careers.
- Human Resource functions to include managing Total Reward Program as appropriate for their department, subordinate performance reviews, recommending promotions, issuing disciplinary warnings, time clock administration, as well as work shift assignment scheduling.
- Maintains professional and technical knowledge by attending educational symposia; reviewing professional publications; establishing personal networks; participating in professional societies, etc.
- Satisfactory completion of appropriate corporate training as related to the position and/or department.
- Contributes to overall achievement by accomplishing related tasks and demonstrating characteristics that exemplify team building and support.

Qualifications:
- Minimum of 4 years of related project management experience.
- Prior experience in successfully building projects similar in size and complexity.
- Strong communication skills, both internally and externally.
- Preferred experience in commercial construction which includes, but not limited to Multi-Family, Warehouse/Industrial, Hospitality (Hotel), Public (Municipal), School, Sr. Living, etc.
- Professional appearance.
- Ability to work independently and with minimal structure while exercising great judgement.
- Strong ability to multitask, prioritize, and work well under pressure to meet established deadlines.
- Excellent presentation skills.
- Advanced knowledge of MS Office and database software (Sage Project Management, Procor, MS Project).
- Must be a team player with enthusiasm, initiative, and pride in work well done; self-starter dedicated to continual quality improvement.
Education:
- 4-year degree in Engineering, Building Construction, or related field.
- OSHA 10 / OSHA 30 Safety Certification
