SUMMARY
The Project Manager is responsible for overall planning, management and execution of assigned projects. The Project Manager is totally responsible for performing each project successfully including scheduling, billing and controlling direct job material and labor to generate a profit. The Project Manager is accountable for ensuring that assigned projects are executed in accordance with the Contract Documents and the high-quality standards of the company, and that each maximizes the company’s profit opportunities. The Project Manager will support the Superintendent in executing the Work successfully.
RESPONSIBILITIES
PROJECT START-UP
1. General – As the person primarily responsible for the success (including profit and loss) of each project, the Project Manager must ensure that each project starts off successfully by performing careful planning. Planning includes developing of a basic schedule, a site logistics plan, participating in constructability review of the project and understanding the contract terms and conditions. Project planning and start-up duties include:
a. Participate in the Project Turnover Meeting with Estimating, Accounting, and project Superintendent.
b. Participate in Constructability Review Meetings when requested by Estimating. Present comments and concerns relative
to site logistics, sequence of construction, material selections, and required details.
c. Coordinate with Estimating during purchasing of subcontracts and purchase orders.
d. Establishing a schedule of values for billing to be reviewed by the assigned Project Executive prior to submission.
e. Develop with Superintendent a CPM schedule.
2. Prime Contract – Secure the prime contract as agreed to between Williams Company and the Owner along with any other contractual information such as Certificates of Insurance, verification of financing, and any legal documents such as Notices
of Commencement.
3. Estimate Review – Review with the project estimator the entire estimate package including the quantity takeoffs, the final bid summary, the subcontractor list and all pricing information.
4. Purchasing – Award subcontracts and purchase orders to those vendors who have the resources to complete the work in accordance with plans and specifications of the project schedule, all at the lowest responsible cost. Purchasing should be aggressive, but within the bounds of company ethics. Vendor prequalification, financial reviews, joint check and bonding requirements should be in conformance with company policy.
5. Information Management – To manage the flow of paperwork, including subcontracts and purchase orders, as well as subcontractor/vendor submittals. To ensure that all paperwork is completed in a timely manner.
POSITION STANDARDS
College degree required, preferably with a BS in building construction, engineering or architecture.
Minimum of 5 years of construction experience in a related capacity. Knowledge of computer software including Excel, Word, Microsoft Outlook, etc.
Cold storage distribution and food processing and/or Education experience a strong plus.
Excellent math, typing and computer skills.
Excellent communication skills with the ability to handle confidential material is essential.
The position requires a self-starter who can work without close supervision and always represent Williams Company in a professional and competent manner.
