We are seeking a full-time Property Grounds Porter to join our multi-family property management team!
DUTIES AND RESPONSIBILITIES
- Responsible for upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings
- Power-washing of exterior structures as well as pavements
- Clean office building interior
- Remove trash from office areas and property area on a daily basis
- Clean the pool area including deck and pool furniture
- Maintain fences and gates
- General painting as assigned•Assist in the preparation of market ready units
- Place and remove all marketing flags and inflatables at entrance of property at the beginning and ending of each day
- Assist Property Managers with assigned maintenance tasks in a timely manner
- Help punch as needed
- Ensure unsafe conditions are reported and corrected in a timely manner

- Maintains courteous and helpful demeanor with residents, prospective residents, co- workers, vendors, etc.
- Assists with resident functions as required
- Acts as a team member with all associates of the management staff
- Must adhere to schedule, be prompt, on time to work and have good, regular attendance.
- Must have reliable mode of transportation at all hours. Job will require response to emergency calls outside of “business hours”, trips to pick up supplies etc. and may require travel to perform work at other properties in the geographic area
- Must have mode of communication in which to be contacted at home and to respond in cases of emergency
- Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the property
- Responsible for seeking educational opportunities and information to stay updated on current best-practices and regulations related to job duties
- Must be willing to perform work at or be assigned to other communities as needed
- Must be available and willing to answer 24- hour maintenance emergency calls
- Other duties as assigned
KNOWLEDGE, SKILLS, AND ABILITIES
- Ability to take direction but work independently
- Ability to communicate clearly and professionally in English at a fluent level in both written and verbal form with residents, co-workers, and vendors
- Ability to work outdoors and/or without air conditioning for extended periods of time
- Ability to climb stairs, lift heavy items, and otherwise perform a variety of physical tasks
- Ability to physically “walk” the property on a regular and as-needed basis in order to perform his or her job duties
- Ability to operate standard maintenance equipment in a proper and safe manner including but not limited to:
- General hand toolsoAppliance Dolly
- A/C gauges and cleaning chemicals
- Welding torch
- Electric power tools
- Ladders including extension ladder
- Recovery UnitoGas and electric powered, or hand-held chain saw and/or pole saw
- Mower (hand-push and riding)
- Blower / Trimmer / Edger
- Pressure washer
- General hand toolsoAppliance Dolly
EDUCATIONAL/TECHNICAL REQUIREMENTS
- Six (6) months of previous grounds-keeping work experienceGED or high school equivalency
