JOB DESCRIPTION

The Maintenance Foreman is responsible for assisting the Property Manager with general maintenance and upkeep of common areas of property grounds. This position is also responsible for the development of the Grounds Maintenance Team and staying abreast of compliance regulations and procedures in the field of Maintenance, as required for industry standards.

ESSENTIAL DUTIES

  • Assists in inspecting and monitoring buildings, equipment and grounds to determine maintenance and preventive maintenance requirements
  • Develops work procedures and assigns personnel to give the best services and productivity
  • Assists in maintaining property through assigned tasks to employees, as required
  • Assists in determining job priority and ensures completion of required work in an acceptable and professional manner
  • Performs maintenance tasks such as pressure washing, painting, plumbing, and minor electrical repairs to ensure that the areas of responsibilities are properly maintained
  • Troubleshoots a variety of different types of machinery and equipment like electricity, plumbing,  janitorial, and ground maintenance
  • Supervises use of maintenance storage space, vehicles, equipment and materials
  • Keeps records of work accomplished, operating statistics, and preventative maintenance
  • Maintains a secure building as it pertains to lock and key control
  • Ensures that all preventive maintenance programs are followed and modified, as necessary
  • Conducts weekly walk through of all areas of responsibilities, noting repairs that are needed
  • Assists in properly training and providing tools and resources to all staff members
  • Assists in handling emergencies in order to protect our guests, residents, and staff, and preserve the building and its systems during the emergency
  • Must act as quickly and as responsibly as possible to return buildings to normal operating status
  • Monitors availability of units on a daily basis to coordinate access to exterior balconies for exterior maintenance and repairs
  • Plans, organizes and supervises work of others
  • Responsibilities include training employees; planning, assigning, and directing work; addressing complaints and resolving issues
  • Adheres to safety, security and emergency procedures, reacts appropriately during emergency situations and acts promptly to correct hazards
  • Adheres to all work rules, procedures and policies established by the Company, including, but not limited to, those contained in the employee handbook
  • Learns, understands, refers to, and enforces the Standard Operating Procedures
  • Oversee and assign trash pickup and debris from roadways, sidewalks, walkways, landscaped beds, playground, basketball, tennis courts pools and beach areas
  • Oversee and assign emptying trash bins and dispose of trash in and around the INN condominium
  • Oversee and assign mopping, sweeping or blowing out walkways and parking lots in and around the INN Condominium
  • Oversee and assign window washing and exterior doors in and around the INN Condominium
  • Oversee and assign minor painting and touch-up projects (as needed)
  • Oversee and assign cleaning beach restrooms and fitness center
  • Oversee and assign set up beach and pool umbrellas / chaise lounges
  • Oversee and assign pressure washing, including the pool deck and skimming the pool
  • Responsible to order water bottle refills for water coolers at fitness center
  • May be required to operate tractor equipment / rake beach, as needed
  • Identify grounds and building maintenance in need of repairs or replacements
  • Responsible for emergency mitigation (cap, cover, or turn off water) of any common area irrigation systems
  • Identify and replace maintenance of common area landscape lighting/bronze street lights (bulb replacements)
  • Responsible for and ensure basic golf cart maintenance is performed daily (charging, check water levels, cleaned)
  • Any and all other duties assigned by leadership

MINIMUM REQUIREMENTS

  • Must be at least 18 years old
  • Must have minimum of 3 years’ experience working in related field (hospitality preferred)
  • Previous leadership experience preferred
  • Must have reliable transportation
  • Must have valid Florida Driver’s license and good driving record
  • Must be able to pass pre-employment testing (i.e. drug test, background check, etc)
  • Must have full availability and be able to work days, evenings, nights, weekends, and holidays

  • Ability to read, write and speak English (multi-lingual a plus)
  • Ability to understand, follow and give written and oral instructions
  • Ability to deal with stressful conflicts involving groups of people, individuals, and co-workers
  • Ability to work harmoniously with employees and guests
  • Ability to learn and enhance knowledge with the Maintenance Supervisor for the properties
  • Follow all company policies and procedures

  • Ability to work indoors and outdoors, including intense or inclement weather conditions
  • Ability to work in fast paced environment
  • Abilities (<8 hours per day) reach, bend, twist, pull, push, grasp, walking, standing, stooping, kneeling, running, sitting, climbing, reaching overhead and bending
  • Ability to frequently (<5 hours per day) lift up to 60 pounds of weight to chest height
  • Ability to be on call when away from work
  • Knowledge of methods and materials used in general building maintenance, carpentry, plumbing, building and electrical
  • Knowledge of the use and repair of common tools and equipment used in general maintenance
  • Knowledge of maintenance and repair of major facilities as well as systems design and trouble-shooting
