About the Job
We are looking for a full time community manager in the St. Petersburg Gateway neighborhood for a 200-unit property.
The Property Manager is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property, and ensuring the property team is positive and successful. Specific responsibilities include:
- Leading a dynamic team
- Developing and managing all aspects of the budget, including unit turns and general property expenses
- Working side by side with the Leasing Team to ensure that the property is rented to fullest capacity including, but not limited to marketing, leading tours of the property, showing vacant units, screening and application approval, to final contracts
- Working diligently to ensure on-time rent collection
- Working closely with the Service Manager to make sure apartments and turns align with company standards
- Perform financial management and recordkeeping activities, including rents and other receivables, invoicing tenants as required, pursuing collections as necessary, managing payables consistent with approved budgets, contractor/supplier performance, corporate accounting directive and expense containment initiatives.
- Working closely with the Leasing Team to effect maximum resident retention
- Evaluating the property daily for curb appeal and general cleanliness
- Responsible for the engagement of third-party suppliers and contractors, including negotiating service agreements, selecting contractors and suppliers, providing quality-control oversight, implementing cost-containment initiatives, measuring compliance to contractual standards.
The Property Manager should meet the following criteria:
- College degree preferred
- Have working knowledge of property management software, preferably OneSite
- Have solid working knowledge of Word and Excel
- Fluency in Spanish is a plus
