Established and growing Development Company in Florida is seeking an energetic and experienced Commercial Property Management professional to manage 570,000 SF of free-standing and multi-tenant commercial properties in Tampa and Clearwater. This individual must be a team player with a positive attitude that will be responsible for day-to-day operations and financial aspects of managing the properties. Must be able to work in a fast-paced environment with demonstrated ability to juggle multiple competing tasks and demands.
Responsibilities :
Building Operations
- Ensure that the interior and exterior of property(s) are maintained in a professional and marketable condition.
- Perform regular property inspections in order to take a pro-active approach to keeping the buildings in top condition.
- Analyze periodically all service contracts for cost effective alternatives
- Oversight of vendors and contractors performance
- Initiate preventive maintenance programs and survey for roofs and parking lots
- Provide and foster positive working relationships with tenants maintaining open communication.
- Manage Service/Maintenance requests, Prepare and Approve Tenant Correspondence
- Assist with lease renewals, extensions and expansions, and resolve issues with existing tenants.
- Ensure that tenant services are provided according to all lease documents
- Lead tenant fit-ups and coordinate project work for designated properties with management team and ownership.
- Proactive approach to minimizing operating expenses, especially costs.
Financial
- Review annual property budgets, monitor actual vs budget throughout the year and review year end property performance recaps.
- Review CAM reconciliations.
- Review and Approve A/P and misc. tenant billings
- Review capital expenditures needs and bring to Owners attention
- Oversee receivables/income/expense, and ensure timely receipt of tenant’s rental obligations.
Requirements
- Minimum of two years of experience in commercial real estate with an emphasis on free standing and wmulti-tenant strip centers.
- Working knowledge of lease administration with the ability to accurately interpret terms and conditions of leases.
- Working knowledge of all building operating systems.
- In-depth knowledge of financial planning, budgeting and operational performance.
- Strong proficiency with Property Management/Accounting Software (preferably MRI), Excel and other Windows applications.
- Previous supervisory experience.
- Strong communication skills, both verbal and written, are essential.
- Excellent client service orientation.
