Hello. I’m looking to hire a Property Manager to manage 2 Properties in St Petersburg, total 92 apartment units. You must have a car to drive to both properties, which are a few miles apart.
Responsibilities include: Maintain accurate records of all transactions (rent roll, delinquency reports, move-in & move-outs). Prepare annual budgets, income projections and variance reports. Ensure all rents and late fees are collected, posted and deposited. Handle all vendor/contractor communications regarding scheduling, billing, vendor relations and certificates of insurance. A/P invoices. Ensure property is rented in fullest capacity. Provide comparative monthly analysis reports; adjust accordingly to ensure highest competitive rate. Handle all marketing and advertising to attract prospects, screen applicants, handling move outs, process evictions, maintenance & emergencies. Rental of apartment units to ensure maximum occupancy at all times and high renewal rates. Coordinates move-ins and move-outs, lease negotiations and renewals, and apartment showings. Ensures paperwork of current and prospective tenants is completed accurately. Recap of Responsibilities;
