Job Description
Role and Responsibilities
Under the supervision of the V.P., Property Management, the Property Manager is responsible for all day-to-day operations at the property site, including maintenance issues, tenant relations, budgets, reporting requirements, improvement projects and the general appearance and condition of the property. Functions of the position include: negotiating and managing vendor relationships; ensuring compliance with federal, state and local regulations; and ensuring compliance with risk management standards.
Primary Functions
  • Negotiate, administer, bid and evaluate service contracts in the following areas: janitorial, security, window washing, trash removal, recycling, pest control, exterior landscape maintenance, sign and directory maintenance and exterior painting.
  • Monitor vendor performance and billing to evaluate the effectiveness of services rendered and to ensure compliance with contracts and operating budget.
  • Functions as primary management interface with internal and external clients with regard to special requests, operational issues or any other customer service needs.
  • Assists with monthly owners’ reports including budget variance narratives.
  • Creates, implements, and controls the annual operating and capital budgets and assists with cost control initiatives.
  • Reviews annual CAM reconciliations prepared by accounting.
  • Travels out of state to conduct regular property inspections of the building infrastructure, appearance, cleanliness, and vacancies, utilizing appropriate forms and checklists.
  • Promotes and maintains a safe work environment.
  • Performs other duties as assigned.
Qualifications and Education Requirements
  • Minimum five years of comprehensive commercial property management experience.
  • BS/BA Degree from a university or college accredited through a Regional Accrediting Association.
  • RPA or CPM designation is a plus.

  • Demonstrated proficiency in Microsoft Office Suite Products (Excel, Word, Outlook, and PowerPoint) and the ability to learn and use designated programs.
