The Property Manager reports directly to the Vice President of Operations and is entrusted with the overall responsibility for directing and overseeing the operations of an assigned commercial property to include:

  • Financial performance including monthly reports, budget preparation, reforecast and CAM reconciliations
  • Property maintenance and upkeep
  • Personnel management
  • Property administration
  • Tenant relations
  • Owner relations
  • Construction management
  • Compliance with policies and procedures

As a key member of the property management leadership team, the Property Manager also plays an integral role in establishing and implementing strategic operating initiatives designed to improve client and tenant services.

The job requirements are:

  • Strong interpersonal, communication, and organizational skills
  • Ability to simultaneously manage multiple projects and team members
  • Computer software proficiency (prefer Microsoft Office, MRI, Kardin, AVID electronic invoice processing, Building Engines work order system)
  • Procurement and supervision of vendor contracting activities in accordance with company procedures
  • Construction Management – Experience with bidding capital and tenant improvement projects, submitting for approval, overseeing the construction process, billing construction management fees, and tracking costs to ensure compliance with the lease.
  • Oversee the administration of all aspects of tenant lease agreements. Ensure proper lease documentation and record keeping.
  • Take the leadership role and work closely with the property leasing team to provide the support necessary to facilitate the leasing process
  • Establish and execute the operating budget. Plan and control financial activities in accordance with the established operating budget and management plan. This includes budgeting, monthly and quarterly reporting, expense management, revenue management, escalations and reconciliations.
  • Maintain positive relations with clients and tenants through frequent and proactive communication, respond to issues raised by tenants, employees, peers and the property owner in a timely and effective manner.
  • Maintain a positive team environment. Provide clear direction and communication to the property team.
  • A minimum of 3 to 5 years of relevant experience in Class A Office Building Management
  • RPA, CPM, LEED certifications a plus
