Full Job Description
The Clearwater Housing Development Corporation (CHDC) is an asset management company that provides innovative, progressive and affordable property management. We deliver our services with integrity, pride and efficiency for all of our stakeholders.
Property Manager
This position oversees all operational and financial aspects of the property including management of leasing, resident services and collections. The Property Manager also maintains oversight of expense controls, staff management and risk management while ensuring compliance with federal, state and local laws and regulations. The work is performed in a variety of environments under the direction of the Chief Operating Officer. This is a full-time, Monday through Friday, 8am to 5pm, benefits-eligible position in Clearwater, FL with a pay rate of $50,000 a year.
Required Competencies & Experience:
- Bachelor’s degree in Management or Business Administration from an accredited college or university. Equivalent combination of experience, education and training may substitute for degree.
- Certified Apartment Manager (CAM) preferred.
- Three to five years’ progressively responsible experience in multi-family residence property management or similar environment.
- Computer proficiency in Windows operating system and MS Office software including Word and Excel. Able to operate Internet applications and email as well as external vendors’ and applicable proprietary software programs including File Vision, Yardi and or HAB software.
- Possession of valid Florida Driver’s License.
Necessary Knowledge:
- Real estate, landlord/tenant and fair housing laws.
- Rental housing industry and local market conditions.
- Accounting principles and practices applicable to financial statement analysis and budgeting.
- Leadership principles, effective supervisory skills and applicable employment law/regulations.
- Budgeting and resource allocation.
- Negotiation and conflict resolution.
- Human resource management.
