PROPERTY MANAGER – HEIGHTS PROJECT – TAMPA, AL

REPORTS TO: Vice President of Asset Management

Armature Works is a fully restored mixed-use building that breathes new life into the historic Tampa Heights neighborhood. With its unobstructed view of the Hillsborough River, the historic structure has been reinvented as a premier community destination with innovative eateries, Heights Public Market, re imagined event spaces and an exclusive co-working space.

This position will commence with management of the Armature Works building that will grow in scope across the 60 acre development as new development is completed and released to property management.

Individual will be responsible for increasing the economic value of the property and maintain its physical condition in a first class manner. Involves profit/loss accountability and overall management of the property, including operations, marketing, leasing, specialty leasing, accounting, guest services, community relations and public safety at the property level.

Individual will coordinate and manage on-site events and promotion and work with corporate marketing team on public relations, advertising implementation, and follow up for results.

PRINCIPAL JOB ACTIVITIES:

  • Prepare and implement annual budget and business plan to meet owner’s goals and objectives
  • Supervise all on-site personnel, negotiate all contracts and supervise contractors
  • Interpret and enforce lease covenants; assure timely collection of rents, sales reports, insurance certificates and other lease required documents
  • Prepare monthly management reports, maintain effective communications with owners, and maintain appropriate documentation of critical items
  • Maintain positive landlord/tenant/community relations
  • Effectively represent owner in day-to-day operations of the property
  • Monitor all tenant construction for compliance with approved plans and insure all required documentation is obtained in a timely manner
  • Conduct regular inspections of the property ensuring property is maintained to owner’s standards
  • Plan and over see all special events, promotions and public relations
  • Community advocate representing owner and property

REQUIREMENTS:

  • 10+ years management experience in the Shopping Center industry
  • Experience in construction management and coordination of tenant build out
  • Real Estate License preferred
  • Proficient in Microsoft Word, Excel and Outlook
  • Excellent verbal and written communication skills
  • Detail oriented with strong organizational skills and ability to multi-task
  • Proven superior interpersonal relationship/leadership skills
  • Self-starter
