Property Manager – Commercial/Retail
Job Summary
The Property Manager will be responsible for the daily management of assigned retail properties throughout the portfolio. Performing property inspections, maintaining tenant relations, budget preparation, overseeing tenant buildouts, vendor selection, contract negotiation, and managing capital improvement projects are essential functions to ensure proper operations of each property.
Duties and Responsibilities
- Frequent inspection of properties to ensure all building components, systems, and grounds are all well kept, and the appearance is to the highest standards of similar properties.
- Meet and form positive relationships with tenants, make sure their needs are met, and resolve issues promptly.
- Ensure all COI’s are current and up to date.
- Manage the move-in process for new tenants; coordinate move-outs for outgoing tenants.
- Prepare vacant spaces for showings.
- Negotiate contracts with vendors and ensure the best pricing while maintaining quality standards.
- Prepare and administer annual budgets, review monthly reports, provide any budget variance details.
- Review and approve all invoices for assigned properties. Ensure any work approved is completed thoroughly and on time.
- Recommend capital projects to Ownership.
Qualifications and Skills
- Bachelor’s degree.
- Six years or more of managing shopping centers.
- Proficient with Outlook, Word, Excel; Yardi experience preferred but not required
- Strong analytical understanding of CAM reconciliation process.
- Accounting and general construction knowledge required.
- Shows a high degree of professionalism, strong negotiating and problem-solving skills, self-starter, and is a collaborative team member.
