The Leasing Manager is responsible for the daily running and management of the individual properties assigned from our portfolio of assets. Each office will be assigned various properties to manage. All Property Managers must have valid Florida driver license and reliable, insured vehicles to travel between assigned properties. Property Managers, at the discretion of management, may be transferred between offices and may also be assigned miscellaneous duties as needed which are not listed in this job description. Mileage will be reimbursed at the optional standard mileage rates as determined by the Internal Revenue Service. Reporting mileage is the responsibility of the employee.
MAJOR RESPONSIBILITIES:
- Conduct tenant tours of the property to acquaint tenants with the facilities and emergency systems (smoke detectors, fire extinguishers, etc) and procedures.
- Leasing of Apartments in accordance with our guidelines and Resident Selection Criteria. All new and re-certification files must be completed and sent to Compliance for final review. All new files must be reviewed by Compliance prior to finalizing paperwork.
- Provide tenant with all necessary paperwork at move-in
- Receive all rent and tenant payments and deliver to Administrative Office timely.
- Receive and write up all tenant maintenance service requests and route to Maintenance Staff.
- Maintain the Tenant files and records in accordance with the records program established by us for Auditor compliance.
- Maintain properties to comply with the restrictions as outlined in the Land Use Restriction Agreements (LURA’s).
- Monitoring lease expiration dates at 30/60/90 day intervals and be responsible for communication with tenants regarding expiration/renewal of leases including rent increases.
- Property Manager shall be responsible for sending courtesy notices regarding tenant nonpayment of rent and/or breaches of lease terms, including 3-day and 7-day notices with or without opportunity to cure.
- Must inspect vacated units at move out/skip and process the Statement of Deposit Account (SODA) within the time allocated by state law.
- Maintain Program Reports for each property, check for Land Use Restriction Agreement (LURA) compliance and forward report each month to in house Compliance.
- Market Survey’s on each property should be conducted quarterly and entered into an Excel spreadsheet for historical purposes.
- Present Safety Topics at monthly staff meetings when requested.
QUALIFICATIONS
- Minimum 3 to 5 years experience as a property manager in the housing industry preferred.
- Minimum High School Education/GED. Certifications in Rental Housing programs desirable.
- Proficient in gathering documentation, such as but not limited to, verification of employment, income, child support, assets, personal identification (SSN cards, driver license, birth certificates, US passport, etc).
- Thorough knowledge of Fair Housing rules and regulations, Land Use Restriction Agreements and associated set-asides, leases, property maintenance and management issues, policies and procedures.
- Computer skills: Excel, Rent Manager, Microsoft Word, Microsoft Outlook.
- The Position is characterized by a high degree of responsibility with attention to detail, sales and marketing proficiency and good written and verbal communication skills.
