Summary:
The property manager is responsible for the day to day operations of the community overseeing and enhancing the value of the property, developing the staff, and maintaining positive resident relations.
Candidates should be very organized, strong in budget control, leadership, team building, motivations, marketing, resident retention, and strong computer skills.

Essential Job Duties and Responsibilities:
The property manager is responsible for understanding and implementing all policies and procedure on their property. This includes making decisions while keeping in mind the responsibility we have for the safety of our residents, employees and assets.
Supervising and the training and performances of employees.
Customer service to residents and prospects providing a clean and well maintained property. Enforcing of resident leases to ensure that all resident requests and services are handled promptly.
Complete a property inspection daily using the manager’s daily property inspection report.
Organize work assignments and goals for staff to produce expected results. The property manager is directly responsible for the collection of rents and all other charges due to the property.
Implement a resident retention program.
Prepare and /or review all necessary reports in relation to the property.
Take care of turnovers. Walk units, complete move out settlement statements, schedule subcontractors.
Approve purchases at the property level.
Assist in the preparation of the annual operating budget submitting bids and preparing a wish list for the property.
Maintain buildings and grounds. Monitor the activities of the maintenance personnel and subcontractors work on the property.
Train and direct the administrative work activities of the office staff to process rental application in accordance with Fair Housing Laws and Contemporary Management Concepts, LLLP guidelines.

Competencies: The ideal candidate will be proficient in the Microsoft Office Suite with an emphasis on Excel, Word and Outlook. The candidate must have experience associated with administrative duties and possess strong attention to detail with the ability to prioritize and juggle multiple job functions. A strong background in customer service, some basic knowledge of building structures and experience in coordinating and scheduling are essential.

Qualifications
Bachelor degree strongly preferred, high school diploma required
3 years of experience as a Property Manager with a proven track record of achievements
Yardi Experience is strongly preferred.
Proven proficiency in all areas of property management operations
Strong financial, organizational, analytical and decision-making skills
Strong internet, word processing and spreadsheet skills
Must have excellent communication, management, and people skills
