TITLE: PROPERTY MANAGER

POSITION:
The Property Manager position reports directly to the COO. The Property Manager’s responsibilities include resident relations, compliance, leasing, rent collection, and oversight of property maintenance.

OVERVIEW:

Corporation to Develop Communities of Tampa, Inc. (CDC of Tampa) is seeking a PROPERTY MANAGER who will oversee operations at a 24-unit affordable apartment community in Tampa, FL as well as five (5) commercial buildings in East Tampa. The position offers full-time salaried employment at a competitive salary with a benefit package (including health, dental, vision), 403b, and paid vacation/sick leave.
Properties:

  • Located in Tampa, FL

Multi-family:

  • 24 units (3BR/2 ½ BA Townhomes)
  • Built in 2019; 100% occupied with waiting list
  • HOME & SHIP Funded

Commercial:

  • Five (5) Scattered Site commercial buildings located within 10 sq miles of each other.

Responsibilities include, but are not limited to:

  • Resident/Tenant Relations: Maintain a positive, customer service-oriented approach to management with a goal of meeting resident, tenant, and community needs. Handling resident/tenant concerns or issues in a timely manner.
  • Operations: Responsible for oversight of the communities, including marketing & leasing, supervision of service vendors, purchasing and budget management, routine unit inspections, and capital needs forecasting.
  • Compliance: The property is an affordable site; manager must ensure that strictest compliance is maintained with all programmatic standards.
  • Rent Collection: Ensures that all tenant rents and charges are collected in a timely manner. Responsible for filing and overseeing eviction proceedings with the courts.
  • Administrative: Maximize usage of Yardi software for operating efficiency. Manage reporting to COO and Senior

Executive team.

A successful candidate will be able to demonstrate:

  • A history of strong leadership experience, including at least 2 years’ experience managing a similar site.
  • Knowledge of affordable housing including Initial and ongoing certification processes. Must understand and apply rules of HOME & SHIP income qualifications.
  • Proficiency with computers, including Yardi or similar software, Microsoft Word, Excel, Outlook, and Adobe.
  • Must be available to respond to emergencies during non-working hours as needed.

ADDITIONAL REQUIREMENTS

  • Must have a valid driver’s license and reliable transportation.
  • Excellent written, verbal, and organizational skills
  • A minimum of 2+ years on-site Property Management
  • Experience with and ability to work with a diverse population including various income and ethnic backgrounds.
  • Basic understanding of Landlord/Tenant laws and applications, familiarity with state specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
