The Property Manager – Critical Facility is responsible for managing the assigned properties within the approved processes and procedures and in accordance with the requirements of all local, state and federal requirements. The position will also be responsible for line of business and third party Landlord relationships with the assigned buildings.
II. RESPONSIBILITIES
May be responsible for one or more of the following:
- Manage, coordinate, and exercise functional responsibility for Property Management services within assigned facilities and geography;
- Provide overall property services in accordance with our standard processes and procedures including application of policies and programs, coordination of information;
- Prepare, submit and manage property budgets with the clients’ goals and objectives addressed, track and explain variances, and ensure smooth recovery process. Proactively formulate and implement cost savings and avoidance strategies, and track details thereof.
- Support prompt collection of management fees and reimbursements from 3rd party tenants occupying space with Bank of America owned premises.
- Maintain interface with third party owners (Landlords), ensuring total contract compliance (the Lease), accurate and timely reporting, and resolve critical impact tenant relations issues
- Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities entrusted to the Facility Partners to manage.
- Respond as necessary to emergencies, which may occur on nights and/or weekends.
- Responses may include, but are not limited to: managing incidents, establishing bridge lines, assisting with mobilizing vendors. Detailed follow-up reporting to client may also be necessary, including root cause analysis and calculating financial impact.
- Establish and maintain relationships with client initiated vendors.
- Maintain and enforce vendor contract agreements, including negotition of terms, cost and quality assurance of scope received.
- Work closely with Chief Engineer, Assistant Chief Engineer, and Regional Engineering Director to maintain high degree of operational readiness and continually mitigate risk
- Performs additional job duties as requested.
III. MINIMUM REQUIREMENTS
Bachelor’s degree or equivalent combination of relevant experience
- 3+ years property management experience with demonstrated ability to exercise proper judgment
- High degree of computer literacy and ability to work daily through a variety of specialized online systems
- Strong interpersonal skills and problem solving ability
- Excellent verbal/written communication and presentation skills
- Proven record of providing excellent internal and external customer service
- Knowledge of standard business and accounting practices
- Strong knowledge of Excel and ability to analyze data
- Knowledge of data center and/or high impact critical environment operations , including MEP supporting infrastructure
- CPM, RPA, or FMP designation preferred. LEED GA or LEED AP designation desirable
- Real estate license preferred
