POSITION SUMMARY
This position primarily and crucially entails an extensive understanding and experience in financial analysis and reporting. In particular and predominately, the candidate must have strong knowledge of and experience with MRI accounting, Yardi programs and Kardin budgeting and related software. The position provides crucial financial and budgeting assistance to the Sr. Property Manager at 100 North Tampa, a 42 story, 552,080 sq. ft., Class A office building in Tampa’s CBD. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
* Assist Sr. Property Manager in assuring that all Cushman & Wakefield’s responsibilities under the terms of the property management agreement are fulfilled.
* Responsible for assisting Sr. Property Manager and Assistant Property Manager with key lease administration duties.
* Monitor rent and misc. monetary collections and coordinate default proceedings along with Sr. Property Manager.
* Along with Sr. Property Manager, provide leadership to property administrative and maintenance staff.
* Provide and foster positive relationships with tenants, as well as external and internal clients.
* As required, complete weekly, monthly, quarterly and annual inspections, ensuring Cushman & Wakefield’s Best Practices are followed, and including client requirements.
* Assist Sr. Property Manager in developing monthly financial and property information reports to owner and ensuring meeting each monthly reporting deadline.
* Assist Sr. Property Manager in completing the annual building’s operating budget, utilizing Kardin budget program software.
* Complete the annual Property Expense Reconciliation utilizing Kardin software.
* Assist Assistant Property Manager in accurately abstracting all property leases in Yardi software, ensuring identical key data is entered into MRI software.
* Be the lead in working with parking garage manager in tenant parking space assignments and in confirming accuracy of monthly financial reports received from parking garage manager, assisted by Sr. Property Manager, Leasing Director and Assistant Property Manager.
* Assist in tenant improvement and capital projects as required/requested by Cushman & Wakefield Project Management team personnel
* Participate in Monthly Staff Meetings with all administrative and maintenance staff, along with key vendor personnel.
* Assist administrative staff if ensuring a high response rate from tenants to the annual Kinglsey Survey initiated by the client.

EDUCATION & EXPERIENCE
* Bachelor’s Degree in Business Administration or related discipline is preferred
* 3+ years of real estate office building property management or related experience, particularly financial analysis and reporting.
ADDITIONAL ELIGIBILITY QUALIFICATIONS
* CPM, RPA or CSM designation or in process
* Possess Real Estate License
* Advanced knowledge and usage of Microsoft Office Suite

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
