JOB RESPONSIBILITIES:
Tenant & Facilities Management
· Document and maintain accurate and detailed records of properties, schedules, and activities
· Assist tenants with move-in procedures/orientations
· Establish clear guiding principles regarding the condition of management homes at the time of move-in and move-out
· Initiate, follow-up, and close projects relative to maintenance, project management, and the turnover process
· Contribute to the organization by providing clear communication of on-going projects
· Assist in troubleshooting common maintenance requests
· Attend and learn within the National Association of Residential Property Managers (NARPM) organization
· Identify and help to establish new policies and procedures to property management
PHYSICAL DEMANDS
- While performing the duties of this job, the employee is regularly required to talk and hear.
- The employee frequently is required to stand, walk, sit; use hands to handle or feel; reach with hands and arms; and stoop, kneel and climb stairs.
- The employee must occasionally lift and/or move up to 40 pounds.
- Specific vision requirements include the ability to see at close range and distinguish color.
- At times, may require more than 40 hours per week to perform the essential duties of the position.
· Fine hand manipulation (keyboarding)
WORK ENVIRONMENT
· Internal office space and fieldwork outside of the office.
· The noise level in the work environment is usually moderate.
· Requires travel in the field to inspect properties and meet with owners, tenants or vendors when the Property Manager is not present to do so.
· Requires walking around the exterior and interior of vacant and occupied homes on uneven terrain in all Florida weather conditions year-round.
Full-time, EXEMPT
Reports to: Director of Property Management
Customary Work Days: Monday – Friday with appointments and phone calls on Saturdays and Sundays as needed
Customary Work Hours: 8:00 am – 5:00 pm
