We are seeking a passionate and committed (think “pride of management”) property manager for a 250+ unit apartment community.

We own and operate an ever expanding portfolio of thousands of apartment units. We are looking for a few talented managers to bring the portfolio to the next level.
The manager will be responsible for the daily management of all functions of the complex including marketing, maintenance, tenant satisfaction and capital upgrades. You will work hand in hand with regional management to create budgets and plans for improvements to the property.
Responsibilities
- Lead marketing efforts by advertising vacancies (physical and digital advertising) obtaining referrals from current tenants etc.
- Oversee, hire and manage local staff ensuring employee efficiency and effectiveness.
- Negotiating leases, ensure a smooth onboarding for new tenants.
- Maintain a very strong grasp of financial objectives. Oversee rent collection, annual budget preparation, scheduling of projects and expenditures, deal with legal issues and initiating corrective action as needed.
- Maintain the condition and reputation of the property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services etc.
- Oversee the maintenance of building systems by utilizing in house staff or outside contractors.
- Enforce tenant policies and procedures as needed.
- Report important data to senior management by collecting, analyzing, and summarizing data and trends.
- Establish rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
Requirements
- 3+ years managing apartment communities of at least 100 units.
- A very strong sense of ownership and pride in your property community. We are looking for people look at their property as their own and take personal gratification from a well run property (this can’t be overstated).
- A track record of low vacancy rates, marked improvement and happy tenants and staff.
