FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 2,500 units in the development process throughout Florida.

Position Overview:
Residential Property Managers help investment property owners and homeowners in preserving and increasing the value of their real estate investments. They manage the day-to-day financial operations of the property, including finding and placing qualified residents, and they ensure the property is in good working order.

Essential Job Requirements/Functions:
Coordinate the daily activities of the Maintenance Department to ensure proper response to maintenance requests, preparation of market ready vacancies and overall quality of the community appearance
Perform and document interior and exterior physical inspections as required by your Regional Manager, Regulatory Agencies, Insurance Company, and/or financial institution
Coordinate and monitor preventative maintenance schedules
Keep the Regional Manager informed of any and all deferred maintenance
Ensure property compliance with all applicable ADA (Americans with Disabilities Act) and Section 504 (FHAA) regulations
Prepare competitive bid packages as required by the approved budget and in accordance with FCI Residential Management procedures
Communicate the training needs of your on-site personnel to your Regional Manager
Continually train and develop the on-site personnel in all facets of property management thereby providing an opportunity for additional knowledge and advancement
Submit accurate “Weekly Rental Report” information to the Regional Manager on Monday mornings
Prepare Market Survey Reports and ensure accuracy
Establish rental rates for prospective and current residents
Prepare marketing plans and resident profiles as requested by Regional Manager
Develop and monitor resident selection criteria in accordance with the federal and state regulations and FCI Residential Management policies and procedures
Maintain the highest physical and economic occupancy possible at all times. Lease vacant units and apartments on notice, professionally and as quickly as possible to reduce vacancy loss
Develop advertisements for the property in newspapers, Apartment Guides, etc., to the Regional Manager for review
Maintain an organized system of accurate record keeping including resident files, marketing information, maintenance records, purchasing, inspections, general correspondence and budget logs.
Develop and maintain a property safety plan to ensure safe working conditions.
Supervise, train and motivate all on-site employees. Develop and maintain quality hiring and evaluation procedures consistent with FCI Residential Management requirements.
Maintain a secure and accurate procedure for key control
Process all required forms and ensure the timely submission of required reports
Monitor all federal, state, county and city agencies and notify the Regional Manager of any ordinances affecting the property or neighborhood
Keep the Regional Manager informed of resident relations, correspondence and call concerning resident issues
Schedule site personnel to appropriately prepare for off-hours emergencies
Read the FCI Residential Management procedure guide and supervise your property in accordance with the established guidelines
Ensure all employees strictly adhere to Fair Housing Laws and Occupancy Guideline

Education and Other Requirements:
High School diploma or general education degree (GED) required; college degree is a plus but not a required.
English required (bi-lingual a plus)
