Job Summary

Florido Enterprises Property Management is seeking an experienced Property Manager to manage the day-to-day operations of a portfolio of commercial property such as office and retail.

Responsibilities and Duties

· Acts as primary contact with property owners to ensure that objectives are being met

· Perform regular inspections of properties, directly oversee daily vendor management, including directing vendor repairs and property improvements

· Manage relationships with tenants and vendors; address and follow up with tenants

· Negotiating with vendors regarding service and construction contracts

· Overseeing major repairs and construction projects including tenant and building improvements

· Coordinate marketing and leasing of properties

· Ensuring compliance with codes and regulations

· Oversee the timely collection of rent, payment of expenses, compliance with lease terms, and preparation of all required legal notices

· Review timely and complete monthly reports including operational summaries, collections and variance reports

· Prepare monthly and annual budgets, forecasts and management plans

· Approve coded invoices for payment

· Prepare and review lease abstracts

· Reviewing, analyzing, and reporting on the financial and operational performance of the property and participating in meetings with accounting division and other managers regarding the same

Qualifications and Skills

The position requires a minimum of 3 years of experience in commercial property operations. Candidates must have strong communication and organizational skills, an ability to pay close attention to detail, excellent customer service skills and a working knowledge of the day to day operations of multi-tenant commercial properties. Proficiency in Excel, Word and Appfolio preferred.
