Job Summary
A Property Manager at Home Encounter oversees the operation of 150-200 single family residential rental units. They collaborate with our Maintenance Coordinators, Leasing Agents, Sales Agents, and Business Development teams to offer an unparalleled customer-service experience for our clients – maximizing revenues, minimizing expenses, maximizing resident service experience, and achieving the financial goals of our clients.
Essential Job Duties and Responsibilities
· Supervisory responsibility for assistant property managers
· Lease Renewals (follow process, maximize renewals).
· Resident Satisfaction Experience.
· Accounts receivable activities: posting charges and payments, maintain ledger, collection efforts.
· Oversight/participation in Resident Move-In/Move-Out.
· Oversight of current CMA’s for Turns and Vacant Unrented inventory.
· Oversight of delinquencies, evictions, collections, AR, ledgers, etc.
· Oversight of data accuracy in PropertyWare and Yardi
· Oversight of Section 8 residents, all applicable documentation, inspections, process, etc.
· PropertyWare and/or Yardi management – resident information.
· Perform Resident Orientations. Establish appropriate relationship between Home Encounter and Resident by defining maintenance responsibilities.
· Instruct resident how to use the functional systems of the home, including HVAC, appliances, etc.
· Complete and document Move-in Inspection with resident.
· Maximize revenue, minimize expenses, maximize resident experience and achieve financial goals for homes in portfolio
Education and/or Experience
· High school diploma or equivalent.
· 4+ years of real estate experience and/or residential rental experience is required.
· Real estate license required.
· A valid driver’s license, reliable transportation and automobile insurance are required.
