Outline of Responsibilities

Franklin Property and Development Group is a leader in the Tampa Property Management and Development sphere. We have been in business for over 20 years and maintains multiple properties across Tampa. Through acquisition and new construction, we are steadily growing our business and adding tens of thousands of square feet of property each year. With this growth comes the need for a Commercial Property Manager to oversee all the company’s properties and valued tenants.

The person we’re looking for will be responsible for overseeing a team of skilled tradesman and hired subcontractors to address the needs and concerns of the current tenants and oversee the renovation of existing spaces for new tenants. The overall scope of work, duties and responsibilities will include:

  • Day-to-day operational management of the properties to ensure the company’s goals for safety, maintenance and quality standards are achieved.
  • Inspect properties at least quarterly to prepare an overall maintenance and repair budget and to verify tenant’s needs are met and company’s properties are secure.
  • Creation of and supervision over a maintenance programs relating to the condition and appearance of the property.
  • Responsible for a positive and prompt response to requests from building tenants and to the requests from building tenants and to the implementation of ongoing contact programs to constantly assess tenant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant and the property.
  • Responsible for the selection of outside contract services, vendors, negotiation of service agreements, and day-to-day monitoring of vendor performance to assure full compliance with standards established within the service agreement.
  • Responsible for the development and administration of the Business Plan, Action Plan, and
  • Yearly maintenance budgets for all property; Created in conjunction with the President.
  • Coordinate with President to understand all tenant leases to provide maintenance and repairs in a manner that fulfills the lease requirements.
  • Charged with full compliance of all policies and procedures with respect to the administration of personnel employed, as part of the approved staffing tables.
  • Provide solid management practices to all subordinates and trainees, working within the policies and procedures set out by the company. Provide to direct reports yearly performance management reviews and in conjunction with HR any performance improvement plans.
  • Plan out direct reports time on a two week look ahead schedule and monitor their progress with daily reports.

Qualifications & Requirements

  • Individual should be a customer focused individual who enjoys working as part of a team to achieve common goals.
  • Candidate should have excellent written and verbal communication skills.
  • Detail oriented individual who can handle a large source of information and organize it into a manner that is clear for management to see.
  • Preference is 3 years minimum in on-site property management and a track record of successful accomplishments.
  • Computer skills must include proficiency in Microsoft Office program suite and an ability to learn QuickBooks.
  • Position is a full time, salaried position (Monday-Friday) but will have occasional weekend work for tenant needs and emergencies.
  • Physical requirements include: walking, climbing stairs, and standing. Ability to lift, push and pull up to 40 pounds.
  • Must have a valid driver’s license, automobile insurance, clean driving record and a vehicle to access properties.
  • A College Degree is preferred with a High School Diploma/GED required.
  • Salary is commensurate with experience with the starting salary at $60,000 per year.
