Job Summary
The Property Manager will oversee all areas regarding daily operations and property management for a portfolio of single-family residential homes. The Property Manager will be accountable for building an excellent work environment for the team and provide help to ensure their team performs at an optimal level. The Property Manager will collaborate with the team to provide excellent customer service to homeowners and tenants while generating strong business outcomes.
Essential Job Functions
- Oversee management for a portfolio of residential properties and perform tasks involving daily operational needs, including leases, collections, renewals, repairs, maintenance, turnovers, renovations, etc.
- Manage and improve key metrics including revenues, delinquencies, occupancy levels, net operating income, asset preservation status, and reporting needs for your specific market
- Calculate and recommend rent pricing guidelines to homeowners, serving as a resource to Oversee property management duties involving daily operations, leases, repairs, maintenance, turns, and renovations
- Effectively communicate with homeowners, tenants, vendors, and contractors Support sales staff by participating in marketing projects, client meetings, and leasing efforts
- Maintain property records, leasing documents, and service reports for homeowners and tenants in the specified market, including proper record documentation in the property management software
- Supervise application processes, lease renewals, and approval notices for prospective and current residents
- Provide employee training and development and encourage continuous learning
- Other related essential tasks as determined by the Regional Manager
- Abide by all local, state and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and additional regulations concerning real estate or leased assets.
NOTE: A Property Manager will be expected to transfer his/her licenses to Great Jones’ state entity and will not be permitted to perform realtor duties while employed by Great Jones. A Property Manager with broker licenses will likewise be expected to qualify as Great Jones’ state entity.
Minimum Requirements
- Associates degree is required; Bachelor’s degree preferred
- 5+ years of specialized training or experience in the residential real estate industry in an operations leadership position
- 3+ years of experience as a general or property manager with a minimum of 500 units
- 3+ years of experience using property management software (Rent Manager experience a plus)
- Active Real Estate License required
- Must possess a valid driver’s license and be able to travel via own vehicle within assigned area a minimum of 30% of the time
- Availability to work a flexible schedule including evenings and weekends as needed
- Must be willing to use a personal cell phone
Job Type: Full-time
Salary: $70,000.00 to $75,000.00 /year
Experience:
- Property Management Software (Yardi, Onesite, etc.): 3 years (Preferred)
- Managing 500+ housing units: 3 years (Required)
- Real Estate or Property Management Leadership: 5 years (Required)
